March 12, 2014 PIN NUM 3ER: 08 -23 -100- 005 -0000, 08 -23- 100 - 006 -0000, 08 -23 -100 -007 -0000, 08- 23- 100 - 019 -0000 (previously part of 08- 23- 100 -008 -0000) REQUEST Plat of Subdivision (modify property lines to create 1 -lot of record from 4 parcels) MEMBERS PRESENT: Joseph Donnelly, Chair Norbert Mizwicki William Beattie Keith Youngquist Jacqueline Hinaber Jeanne Kueter MEMBERS ABSENT: Sharon Otteman Tom Fitzgerald STAFF MEMBERS PRESENT: Consuelo Andrade, Senior Planner Brian Simmons, Deputy Director of Community Development Janet Saewert, Neighborhood Planner INTERESTED PARTIES: United Airlines Chairman Donnelly called the meeting to order at 7 :30 pm. Commissioner Beattie made a motion, seconded by Commissioner Youngquist to approve the minutes of the March 27, 2014 Planning and Zoning Commission Meeting; the minutes were approved 5 -0 with one Commissioner abstaining. Chairman Donnelly introduced Case PZ- 19 -13, 1540 W. Algonquin Road. Ms. Andrade explained the Subject Property is bordered by Dempster Street to the north and Algonquin Road to the south. The Petitioner constructed a data center on the Subject Property and is seeking approval of a Final Plat of Subdivision, which was a condition of approval of the building permit that was issued for the construction. Ms. Andrade stated the proposed Final Plat of Subdivision would create one lot of record and vacate an existing water and sewer easement that measures fifteen (15) feet wide that is no longer needed. The proposed plat would also dedicate required easements. Public utility and drainage easements measuring five (5) feet wide along the west property line and ten (10) feet wide along the south half of the east Joseph Donnelly, Chair PZ -19 -13 Planning and Zoning Commission Meeting April 24, 2014 property line would be dedicated. In addition, Ms. Andrade stated a ten (10) foot Nicor easement would be dedicated along the south property line. Ms. Andrade stated that Staff reviewed the plat and found that it was prepared in accordance with the Village Codes and Subdivision requirements noted in Section 15.304. The proposed lot would comply with the minimum lot size required and dedicate the necessary easements. Ms. Andrade stated that Staff recommends that the Planning and Zoning Commission recommend approval of the following motion: "To approve a Final Plat of Subdivision titled "BIue Sky Subdivision" for the property known as 1540 W. Algonquin Road, case number PZ- 19 -13." She stated that Village Board's decision is final for the case. Chairman Donnelly swore in John Walters 519 S. Vail, Avenue Arlington Heights, Illinois. He asked the Petitioner if he would like to add anything to the Staff's report. Mr. Walters stated he was representing United as their development manager and thanked the Village for their help with the project. Chairman Donnelly asked the board if they had any questions for the Petitioner. Hearing none he closed the public portion of the case and asked for the following motion: "To approve the final Plat of Subdivision titled "Blue Sky Subdivision" for the property known as 1540 W. Algonquin Road, case number PZ- 19 -13." Commissioner Beattie made a motion seconded by Commissioner Younquist.
