Dunn A I Al Chairman Rogers called the meeting to order at 7:31 p.m. Chairman Rogers asked if everyone had a chance to review the December 13, 2012 minutes. Ms. Hinaber commented there was one correction that needed to be made to the second page of the minutes relating to J JF McCarthy Construction's request. Mr. Andrade confirmed the case was PZ- 13 -12. Mr. Donnelly made a motion, seconded by Mr. Youngquist to approve the minutes of the December 13, 2012 Planning & Zoning Commission meeting with that correction; the minutes were approved 5 -0 with Ms. Otteman abstaining. Chairman Rogers introduced Case PZ- 26 -12, 10 Marcella Road at 7:38 p.m. Ms. Andrade said the Petitioner for PZ -26 -12 was seeking approval of a Plat of Subdivision for the property located at 10 Marcella Road. Ms. Andrade stated the Subject Property is located on the west side of Marcella Road just north of Central Road. The property is zoned R1 Single Family Residence. The Subject Property contains a single family home with related improvements that consist of detached garage in the rear, an existing asphalt driveway, and sidewalks. Ms. Andrade said the Petitioner recently purchased the Subject Property and is seeking to subdivide the property into two (2) lots of record. Ms. Andrade stated the Plat of Subdivision would also consist of the required easements along the property lines. Public utility and drainage easements measuring five (5) feet wide along the side and ten (10) feet wide along rear property lines would be dedicated. Richard Rogers, Chair PZ -26 -12 Planning & Zoning Commission Meeting January 24, 2013 Page 1 of 2 Ms. Andrade said Staff reviewed the plat and found that the plat was prepared in accordance with the Village Code. The subdivision of the property would not create any zoning nonconformities and the proposed lots would meet the required lot width and size. Based on Staff's review of the Plat of Subdivision, Staff recommended that the Planning & Zoning Commission recommend approval of the motion listed in the Staff Report. The Village Board's decision is final for this case. Chairman Rogers asked if there were any questions for staff. After hearing none, Chairman Rogers swore in Judy Dunn, 15 N. Marcella Road, Mount Prospect, IL 60056. Mrs. Dunn explained that they would like to eventually build a smaller home. The plan would be to sell their existing house and build on the vacant lot. Chairman Rogers asked if there were any questions for the Petitioner and if there was anyone else in the audience to address this case. Hearing none, he closed the public portion of the case at 7:36 p.m. and brought the discussion back to the board. Ms. Hinaber made a motion, seconded by Mr. Donnelly to approve: A Plat of Subdivision, titled "Dunn Subdivision II" benefiting the property at 10 Marcella Road, Case No. PZ- 26 -12. UPON ROLL CALL: AYES: Donnelly, Hinaber, Youngquist, Floros, Otteman, Rogers NAYS: None The motion was approved 6 -0. The Village Board's decision is final for this case. Chairman Rogers asked if there were any citizens in the audience to be heard on this or any other case. After hearing none, Mr. Floros made a motion, seconded by Mr. Youngquist to adjourn at 7:38 p.m. The motion was approved by a voice vote and the meeting was adjourned.
