ORDINANCE NO. 3014
AN ORDINANCE GRANTING SPECIFIED VARIATIONS
FOR PROPERTY AT 1006 GRACE DRIVE
WHEREAS, Vincent R. Centracchio and Theresa Centracchio (who shal
be referred to collectively as "Petitioners") are the owners of a
parcel of property located at 1006 Grace Drive in the Village of
Mount Prospect, County of Cook, State of Illinois (hereinafter
referred to as the "Subject Property"); and
WHEREAS, the Subject Property is legally described as follows:
Lot 33 in E. J. Frediani's First Addition to Mount
Prospect Being A Subdivision of Part of the North
West 1/4 of Section t4, Township 41 North, Range 11
East of the Third Principal Meridian, in Cook County,
Illinois;
WHEREAS, the Subject Property is located in the R-1 Single
Family Residence District under the provisions of the Zoning
Ordinance of the Village of Mount Prospect (hereinafter referred
to as' the "Zoning Ordinance"); and
WHER.EAg, Petitioners have heretofore filed an application
the following variations:
An 8.64 foot variation from Section 14.1102C of
the Zoning Ordinance to permit a rear yard of
16.36 feet between the rear lot line and an
addition to be constructed on the Subject Property
in the location shown on Exhibit A attached hereto
and incorporated herein by this reference.

A 9.64 foot variation from Section 14.1102D2 of
the Zoning Ordinance to permit a rear yard of
15.36 feet between the rear lot line and a
chimney to be constructed as a part of the addition
to be constructed on the Subject Property, the
location of which chimney is shown on Exhibit A
attached hereto;
and
WHEREAS, a public hearing was held on the Petitioners' request
for th~ aforesaid variations, which request is known as ZBA-12-V-
80, before the Zoning Board of Appeals of the Village of Mount
Prospect on April 24, 1980, pursuant to proper public notice pub-
lished in the Mount Prospect Herald on April 8, 1980; and
~HEREAS, the Zoning Board 'of Appeals has reCommended to the
lng Committee of the Board of Trustees of the Village of Mount
Prospect that Petitioners' request for the aforesaid variations,
ZBA-12-V-80,'be granted; and
~HEREAS, the President and Board of Trustees have considered the
Petitioners' request and reviewed the recommendations of the
Village of Mount Prospect Zonfng Board of Appeals in ZBA-12-V-80;

EREAS, the President and-Board of Trustees of the Village of
4cunt Prospect have determined that with respect to the Peti-
tioners' requested variations, that Petitioners have satisfied
~he standards for the grant of variations set forth in Section
[4.605 of Article VI of the Zoning Ordinance and find that it
~ould be in the best interest of the Village of Mount Prospect
~o grant Petitioners the requested variations subject to the
?etitioners' compliance with the site plan attached hereto as
~xhibit A.
~OW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
~RUSTEES OF THE VILLAGE OF MOUNT .PROSPECT, Cook County, Illinois
~s follows:
~ECTION ONE: The recitals set forth hereinabove are incorporated
lerein as findings of fact by the President and Board of Trustees
)f the Village of Mount"Prospect.
~ECTION TWO: Subject to the conditions set forth hereinafter in
~ection Three, the President and Board of Trustees of the Village
)f Mount Prospect hereby grant Petitioners the following variation

heretofore and hereinafter '~eferred to as the "Subject Property")
ECTION THREE: The variation granted herein is subject to th~
?etitioners' compliance with the site plan attached hereto as
~xhibit A.
~ECTION FOUR: The variation granted herein shall be subject to
~evocation if Petitioners fail to comply with the conditions on
.ts grant set forth in Section Three of this Ordinance.
iECTION~FIVE: Except for the variations granted herein', all other
~pplicable Village of Mount Prospect ordinances shall remain in
~ull force and effect as to the Subject Property.
!ECTIoN SIX: This Ordinance shall be in full force and effect
~rom and after its passage, approval, and publication in the manne
~rovided by law.
