McCarthy — JF McCarthy Construction Not required; sign posted November 28, 2012 03 -34- 200 -013 -0000 Plat of Consolidation Richard Rogers, Chair William Beattie Joseph Donnelly Tom Fitzgerald Leo Floros Jacqueline Hinaber Keith Youngquist None Consuelo Andrade, Senior Planner Brian Simmons, Deputy Director of Community Development Joe McCarthy Chairman Rogers called the meeting to order at 7:31 p.m. Ms. Hinaber made a motion, seconded by Mr. Donnelly to approve the minutes of the October 25, 2012 Planning & Zoning Commission meeting; the minutes Nyere approved 5 -0 Nyith Mr. Beattie and Mr. Youngquist abstaining. After hearing one (1) previous case, Chairman Rogers introduced Case PZ- 13 -12, 212 E. Rand Road at 7:53 p.m. Ms. Andrade said the Petitioner for PZ -13 -12 Nyas seeking approval of a Plat of Consolidation to create one (1) lot of record for the property located at 212 E. Rand Road. Ms. Andrade stated the Subject Property is located on the north side of Rand Road and is zoned B3 Community Shopping. The Subject Property contains a commercial building Nyith related improvements. Ms. Andrade said the Petitioner is currently remodeling the Subject Property for an animal hospital, Nyhich received Conditional Use approval in 2011. A Plat of Consolidation Nyas a requirement of the zoning and the building permit approvals. Ms. Andrade stated the Plat of Consolidation Nyould create one (1) lot of record and grant the required easements along the property lines. Public utility and drainage easements measuring five (5) feet Nyide along the side and ten (10) feet Nyide along rear property lines Nyould be dedicated. Ms. Andrade said Staff revievyed the plat and found that the plat Nyas prepared in accordance Nyith the Village Code. The consolidation of the property Nyould not create any zoning nonconformities. Based on Staff's revieNy of Richard Rogers, Chair PZ -13 -12 Planning & Zoning Commission Meeting December 13, 2012 Page 1 of 2 the Plat of Consolidation, Staff recommended that the Planning & Zoning Commission recommend approval of the folloNving motion listed in the Staff Report. The Village Board's decision is final for this case. Chairman Rogers asked the Commissioners if they understood the request as the animal hospital Nvas previousIN approved. Chairman Rogers swore in Joe McCarthy, 1220 Bristol, Westchester, Illinois. Chairman Rogers stated the Petitioner has been before the Commission for the previous animal hospital case at the Subject Property and asked if there Nvere any questions regarding the plat. Mr. McCarthy had no questions. Chairman Rogers asked if there Nvas anyone else in the audience to address this case. Hearing none, he closed the public portion of the case at 7:56 p.m. and brought the discussion back to the board. Mr. DonnelIv made a motion, seconded by Mr. Youngquist to approve: A Plat of Consolidation, titled "212 East Rand Road Plat of Consolidation ", benefiting the property at 212 E. Rand Road, Case No. PZ- 13 -12. UPON ROLL CALL: AYES: Beattie, Donnelly, Fitzgerald, Floros, Hinaber, Youngquist, Rogers NAYS: None The motion Nvas approved 7 -0. The Village Board's decision is final for this case. After hearing one (1) additional case, Mr. Donnelly made a motion, seconded by Mr. Beattie to adjourn at 8:16 p.m. The motion Nvas approved by a voice vote and the meeting Nvas adjourned.
