AN ORDINANCE GRANTING'SPECIFIED VARIATIONS
FOR PROPERTY AT 700 EAST RAND ROAD
WHEREAS, First National Bank of Mount Prospect (who shall be
referred to as "Petitioner") is the owner of a parcel of pro-
perty located at 700 East Rand Road in the Village of Mount
Prospect, County of Cook, State of Illinois (hereinafter re-
ferred to as the "Subject Property"); and
WHEREAS, the Subject Property is legally described as follows:
Ail that part of Lot 2 lying Southeasterly of a
line drawn from a point in the Southwesterly
line of said Lot 2 which is a distance of 60.49
feet Southeasterly of the Northwest corner of
said Lot 2 to a point in the North line of said
Lot 2 which is a distance of 120.67 feet East of
the Northwest corner of said Lot 2, all in t
KAMYSZ' SUBDIVISION of part of the Northeast
quarter of the Southeast quarter of Section 34,
Township 42 North, Range 11 East of the Third
Principal Meridian, according to the plat there-
of registered October 15, 1973 as Document No.
2722271, all in Cook County, Illinois;
Also
Outlet 13 of KENSINGTON CENTER, PHASE ONE, being
a Subdivision in the East half of Section 34,
and the West half of Section 35, in Township 42
North, Range 11 East of the Third Principal
Meridian, in Cook County, Illinois;
and
WHEREAS, the subject Property'is located in the B-3 Business
Retail and Service District under the provisions of the Zoning
Drdinance of the Village of Mount Prospect (hereinafter re-
ferred to as the "Zoning Ordinance"); and
~HEREAS, Petitioner has heretofore filed an application seeking
the following variations from the provisions of the Zoning
Drdinance:
Variations from Section 14.2002.B.2 of
Article XX and Section 14.2202.B.3 of
Article XXII of the Zoning Ordinance to
permit a five (5) foot side yard, instead
of the required thirty (30) foot side yard
on the Subject property along Business
Center Drive.
A fifteen (15) foot variation from Section
1&.2002.C of Article XX of the Zoning

ordinance to permit a fiVe-foot rear yard
on the Subject Property instead of the
required twenty (20) foot rear yard.
WHEREAS, a public hearing was held on the Petitioner's request
for the aforesaid variations, which request is known as
ZBA-36-V-80, before the Zoning Board of Appeals of the Village
of Mount Prospect on July 24, 1980 pursuant to proper public
notice published in the Mount Prospect Herald on July 8,
1980; and
WHEREAS, the Zoning Board of Appeals has recommended to the
Building Committee of the Board of Trustees of the Village of
Mount Prospect that Petitioner's request for the aforesaid
variations, ZBA-36-V-80, be granted; and
WHEREAS, the President and Board of Trustees have considered
the Petitioner's request and reviewed the recommendation of the
Village of Mount Prospect Zoning Board of Appeals in ZBA-36-V-81 ;
and
WHEREAS, the President and Board of Trustees of the Village of
Mount Prospect have determined that with respect to the Peti-
tioner's requested variations, that Petitioner has satisfied
the standards for the grant of variations set forth in Section
14.605 of Article VI of the Zoning Ordinance and find that it
would be in the best interest of the Village of Mount Prospect
to grant Petitioner the request variations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOI
as follows:
SECTION ONE: The recitals set forth hereinabove are
herein as findings of fact by the President and Board of
of the Village of Mount Prospect.
SECTION TWO: The President and Board of Trustees of the
of Mount Prospect hereby grant the following variations, subj
to the conditions set forth in Section Three of this Ordinance
No. 3057 :
Variations from Section 14.2002.B.2 of
i~Article XX and Section 14.2202.B.3 of

for a parcel of real estate legally described as follows:

SECTION THREE: The variations granted in Section Two of this
Ordinance No. 3057 are granted subject to the Petitioner':
providing landscaping and berming, acceptable to the Communi'
Development Department of the Village of Mount Prospect, to
minimize the impact of traffic on residential uses.
SECTION FOUR: Except for the variations granted herein, all
other applicable Village of Mount Prospect ordinances shall
remain in full force and effect as to the Subject Property.
SECTION FIVE: This Ordinance shall be in full force and effec
from and after its passage, approval, and publication in the
manner provided by law.
