AN ORDINANCE AMENDING THE ZONING ORDINANCE
OF THE VILLAGE OF MOUNT PROSPECT, ILLINOIS
WITH RESPECT TO ZONING CERTAIN PROPERTY
IN THE I-1 LIGHT INDUSTRIAL DISTRICT
WHEREAS, Romi Building Company of 485 Bonnie Lane, Elk
Grove, Illinois, has petitioned to rezone certain property
hereinafter described from the R-X Single Family Residence District
to the I-1 Light Industrial District in order to allow Petitioner to
complete construction of an addition to a light industrial and
warehousing building on property previously located in an
unincorporated portion of Cook County, and subsequently annexed to
the Village of Mount Prospect in late 1984; and
WHEREAS, the Subject Property is legally described as
follows:
The East 90 feet of the West 662.08 feet of the
North 10 acres of the South 15 acres of the West
half of the Northwest quarter of Section 23,
Township 41 North, Range 11 East of the Third
Principal Meridian qexcept that part thereof as
dedicated for Kenneth Drive as per Document No.
20950179 recorded September 9, 1969 in Cook
County, Illinois); and the North 10 acres of the
South 15 acres of the West half of the Northwest
quarter of Section 23, Township 41 North, Range
11 Hast of the Third Principal Meridian (except
that part dedicated for Kenneth Drive and also
except the West 662.08 thereof) in Cook County,
Illinois; and Lot 2 in Laiche's Subdivision of
the North 10 acres of the South 15 acres of the
West half of the Northwest quarter of Section 23,
Township 41 North, Range 11, East of the Third
Principal Meridian (except that part dedicated
for Kenneth Drive and also except the West 662.08
feet thereof) in Cook County, Illinois.
WHEREAS, a public hearing was held on said rezoning request
(designated as Case No. ZBA-57-Z-85) before the Zoning Board of
Appeals of the Village of Mount Prospect on the 10th day of October,
1985, pursuant to due and proper notice thereof published in the
Mount Prospect Herald on the 23rd day of September, 1985; and
WHEREAS, the Zoning Board of Appeals has submitted its
finding and recommendation to the President and Board of Trustees of
the Village of Mount Prospect that the requested rezoning be approved
subject to the Petitioner's compliance with the following conditions:
That two full access driveways shall always be
maintained on the Subject Property, and if access
presently utilized by a private drive to the rear of
the Property is subsequently removed, a second access
drive will be constructed and installed on the Subject
Property.
Barriers shall be installed at all exit doors of the
parking lot to preclude parking in front of these fire
exits.
The temporary, gravel driveway on the East side of the
Building on the Subject Property shall have a fire
lane area designated thereon as approved by the Mount
Prospect Fire Department.

Improvements upon the Subject Property shall be in
accordance with the Site Plan (a copy of which is
attached hereto and made a part of this Ordinance by
reference).
A Landscape Plan, approved by the Department of
Planning and Zoning, must be implemented, on the
Subject Property.
WHEREAS, the President and Board of Trustees have considered
further the finding and recommendation of the Zoning Board of Appeals
and Petitioner's request and have determined that the best interest
of the Village of Mount Prospect would be obtained by the adoption
of the necessary Ordinance to accomplish said rezoning upon the
conditions hereinabove set forth.
NOW THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS, AS
FOLLOWS:
SECTION ONE: The recitals set forth hereinabove are
incorporated herein as findings of fact by the President and Board
of Trustees of the Village of Mount Prospect.
SECTION TWO: The Zoning Ordinance (Chapter 14 entitled
"Zoning" of the Village Code of Mount Prospect, Illinois as amended)
is hereby further amended to rezone and reclassify from the R-X
Single Family Residence District to the I-1 Limited Industrial
District the Subject Property as described above.
SECTION THREE: Said rezoning of the Subject Property shall
be conditioned upon compliance with those conditions enumerated
above as recommended by the Zoning Board of Appeals of this Village.
SECTION FOUR: This Ordinance shall be in full force and
effect from and after its passage, approval and publication in
pamphlet form in the manner provided by law.
