PC-19-01 PETITIONER: Hearing Date: March 28, 2002 Susan & Dennis Kessel REQUEST: Plat of resubdivision consolidating six lots creating one lot of record MEMBERS PRESENT: Merrill Cotten Joseph Donnelly Leo Floros Richard Rogers Matthew Sledz Keith Youngquist Arlene Juracek, Chairperson MEMBERS ABSENT: None STAFF MEMBERS PRESENT: Judy Connolly, AICP, Senior Planner Suzanne Mas6, Long Range Planner INTERESTED PARTIES: Susan & Dennis Kessell Chairperson Arlene Juracek called the meeting to order at 7:33 p.m. Minutes of the February 28 meeting were approved, with one minor correction. At 7:35, Ms. Juracek introduced Case No. PC-19-01, a request for Plat Consolidation. She explained that this case would be Village Board final. Suzanne Mas6, Long Range Planner, introduced the staff memorandum for the case. The petitioner is seeking to consolidate six lots creating one lot of record. The subject property is located at 211 West Kensington, west of Elmhurst Road. This plat is part of Mr. Kessel's building permit application. The petitioner is rebuilding part of his home after a recent fire. The consolidation is required to meet Zoning Code requirements, which do not allow a structure to be built over lot lines. Ms. Mas6 said the proposed plat of resubdivision seeks to create one lot of record. The plat and new lot comply with Development Code requirements and the petitioner is not seeking relief from the Development Code or the Zoning Ordinance. Ms. Juracek asked for clarification on the number of lots and which lots were being consolidated. Mr. Kessel reported to staff that his property is currently 5 lots and one half of lot 3, as shown on the plat. Ms. Mas6 reported that the proposed plat of subdivision is complete and has been prepared in accordance with the Development Code requirements. Therefore, staff recommends approval of the Kessel Plat of Resubdivision, for the property located at 211 West Kensington, Mount Prospect Case No. PC-19-01. Ms. Juracek closed the public hearing at 7:40. Richard Rogers moved to approve the requested Plat Consolidation for Case No. PC-19-01, 211 W. Kensington. Keith Youngquist seconded the motion. The motion was approved by a voice vote and the meeting was adjourned.
