AN ORDINANCE TO AMEND CHAPTER 14 ENTITLED "ZONING"
OF THE VILLAGE CODE OF MOUNT PROSPECT, ILLINOIS
TO PROVIDE FOR CERTAIN CHANGES TO THE ZONING CODE
WHEREAS, the Planning and Zoning Department of the Village of
Mount Prospect has proposed amendments to the Zoning Ordinance to
provide for changes to establish a maximum percentage of lot
coverage and front yard coverage of impervious surface in all
residential districts; and
WHEREAS, a public hearing was held on said amendments, designated
as Case No. ZBA 41-A-86 before the Zoning Board of Appeals of the
Village of Mount Prospect on the 10th day of July, 1986 pursuant
to due and proper notice thereof published in the Mount Prospect
Herald on the 24th day of June, 1986; and
WHEREAS, the Zoning
and recommendations
Mount Prospect; and
Board of Appeals has submitted its findings
to the Board of Trustees of the Village of
WHEREAS, the President and Board of Trustees have considered
further the amendments and the findings and recommendations of
the Zoning Board of Appeals and have determined that it is in the
best interest of the community to grant the amendment request.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS,
AS FOLLOWS:
SECTION ONE: Chapter 14 entitled "Zoning" of the Village Code of
Mount Prospect, Illinois, 1981, as amended, is hereby further
amended by amending Section 14.2600 of Article XXVI, Section
14.1000 of Article X, Section 14.1100 of Article XI, Section
14.1200 of Article XII, Section 14.1300 of Article XIII, Section
14.1400 of Article XIV, and Section 14.2500.3 of Article XXV as
follows:
A. By amending Section 14.2600 to include the following:
"Definition: An impervious surface is a hard pavement
surface (including concrete, asphalt, bricks, slate and
boulders); wood deck, structure or accessory building,
or other surface incapable of being penetrated by
moisture."
B. By amending Section 14.1000 to include the following:
"R-X Single Family District
Floor Area Ratio : .20
Front Yard: Not more than twenty-five percent
(25%) of the yard may be covered by impervious
surface.
Total Lot Coverage: Not more than thirty-five
percent (35%) of the total lot area may be
covered by impervious surface."
y amending Section 14.1100 to include the following:
"R-1 Single Family Residential District
Floor Area Ratio: .35
Front Yard: Not more than thirty-five percent
(35%) of the front yard may be covered by
impervious surface.
Total Lot Coverage: Not more than fifty percent
(50%) of the total lot area may be covered by
impervious surface."

By amending Section 14.1200 to include the following:
"R-A Single Family Residential District
Established prior to August 30, 1966
Floor Area Ratio: .30
Front Yard: Not more than thirty-five percent
(35%) of the front yard may be covered by
impervious surface.
Total Lot Coverage: Not more than forty-five
percent (45%) of the total lot area may be
covered by impervious surface."
By amending Section 14.1300 to include the following:
"R-2 Duplex Residence District
Floor Area Ratio: .35
Front Yard: Not more than forty-five percent
(45%) of the front yard may be covered by
impervious surface.
Total Lot Coverage: Not more than fifty
percent (50%) of the total lot area may be
covered by impervious surface."
By amending Section 14.1400 to include the following:
"R-3 Apartment Residence District
Floor Area Ratio: .45
Front Yard: Not more than forty-five percent
(45%) of the front yard may be covered by
impervious surface.
Total Lot Coverage: Not more than fifty
percent (50%) of the total lot area may be
covered by impervious surface."
y amending Section 14.2500.3 to include the following:
"11.
Lot Coverage: The front yard and total lot
coverage may not exceed the percentage allowed
in the Zoning District in which the P.U.D. is
located by more than ten percent (10%) of the
standard."
SECTION TWO: This Ordinance shall be in full force and effect
from and after its passage, approval and publication in pamphlet
form in the manner provided by law.
