Published in pamphlet form by the authority of the corporate authorities of the Village of Mount Prospect, Illinois, the 3~d day of September , 1986 3467R/28 ORDINANCE NO. 3692 AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE VILLAGE CODE OF MOUNT PROSPECT WITH RESPECT TO THE ZONING OF CERTAIN PROPERTY IN THE P-1 OFF-STREET PARKING DISTRICT WHEREAS, Sunrise Pancake House has made an application to rezone a portion of certain property owned by the Applicant, and commonly known as 905 East Rand Road, in the Village of Mount Prospect, Illinois (hereinafter referred to as the "Subject Property"), from its present zoning Classification in the P-1 Off-Street Parking District to the B-3 Business, Retail and Service District, as provided in Article XX of Chapter 14 of the Village Code of Mount Prospect; and WHEREAS, the Subject Property is legally described as follows: Lot One (1) in Big Boy Re-Subdivision of part of Lots 2 and 3 in Block 2 in Frank Serafine's Third Addition, a Subdivision in the Southwest Quarter (1/4) of Section 35, Township 42 North, Range 11, East of the Third Principal Meridian, according to the Plat of said Big Boy Resubdivision Registered in the Office of the Registrar of Titles of Cook County, Illinois, on January 9, 1973, as Document Number 2669248. and WHEREAS, public hearings were held on said rezoning application (designated as Case No. ZBA-46-Z-86) before the Zoning Board of Appeals of the Village of Mount Prospect on July 24, 1986 and August 14, 1986, pursuant to proper publication of due notice thereof in the Mount Prospect Herald on July 9, 1986; and WHEREAS, the Zoning Board of Appeals has recommended to the Board of Trustees of the Village that the requested rezoning be granted; and WHEREAS, the President and Board of Trustees have considered the requested rezoning application and have reviewed the recommendation of the Zoning Board of Appeals pertaining thereto and have determined that the best interests of the Village of Mount Prospect would be obtained by the adoption of the necessary ordinance to accomplish this rezoning. NOW THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS, FOLLOWS: AS SECTION ONE: The recitals set forth hereinabove are incorporated herein as findings of fact by the President and Board of Trustees of the Village of Mount Prospect. SECTION TWO: The official Zoning Map of the Village of Mount Prospect pertaining to Chapter 14 entitled "Zoning" of the Village Code of Mount Prospect, Illinois, as amended, is hereby further amended by reclassifying from the P-1 Off-Street Parking District to the B-3 Business, Retail and Service District; with the property to be developed in accordance with Exhibit A, attached, the following described property: ot One (1) in Big Boy Re-Subdivision of part of Lots 2 and 3 in Block 2 in Frank Serafine's Third Addition, a Subdivision in the Southwest Quarter (1/4) of Section 35, Township 42 North, Range 11, East of the Third Principal Meridian, according to the Plat of said Big Boy Resubdivision Registered in the Office of the Registrar of Titles of Cook County, Illinois, on January 9, 1973, as Document Number 2669248. SECTION THREE: This Ordinance shall be in full force and effect from and after its passage, approval and publication in pamphlet form in the manner provided by law.
