AN ORDINANCE GRANTING A VARIATION FOR CERTAIN
PROPERTY COMMONLY KNOWN AS NORTH SIDE OF
CENTRAL ROAD AT BUSSE ROAD
IN THE VILLAGE OF MOUNT PROSPECT, ILLINOIS
WHEREAS, Village of Mount Prospect has filed an application for
variation with respect to property commonly known as North side
of Central at Busse Road in the Village of Mount Prospect,
Illinois (the "Subject Property"); and
WHEREAS, the Subject Property is described as follows:
See Exibit "A"
and
WHEREAS, Petitioner seeks a variation from the following
provisions of Chapter 14 of the Village Code of Mount Prospect,
Illinois, to allow the construction of a municipal building on
the Subject Property with a zero foot (0') rear yard for storage
buildings and outside storage, a one foot (1') side yard for
outside storage on the East property line and a twenty-six foot
(26') side yard for a gasoline dispensing area on the East
property line, a ten foot (10') side yard for storage building on
the West property line, one hundred thirteen (113) parking
spaces, and a lot coverage ratio of eighty-fout percent (84%),
within a zoning district otherwise requiring a thirty foot (30')
rear yard, a thirty foot (30') side yard, a maximum lot coverage
ratio of eighty percent (80%), and a minimum of one hundred
twenty-four (124) parking spaces pursuant to Section 14.2202.B,
14.2202.C, 142203.B, and 14.2205 of Article XXII of Chapter 14;
and
WHEREAS, a public hearing was held on the variation request
(designated as Case No. ZBA 20-V-87) before the Zoning Board of
Appeals of the Village of Mount Prospect on the 30th day of
April, 1987, pursuant to due and proper notice thereof
published in the Mount Prospect Herald on the 14th day of
April, 1987; and
WHEREAS, the Zoning Board of Appeals has submitted its findings
and recommendations to the President and Board of Trustees of the
Village of Mount Prospect to allow the requested variation, and
the President and Board of Trustees of the Village have given
further consideration to the variation request and have
determined that the same satisfies the standards set forth in
Section 14.606 of Article VI of Chapter 14 of the Village Code,
and this Board further finds that it would be in the best
interest of the Village to grant the request for variation.
NOW THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS,
AS FOLLOWS:
SECTION ONE: The recitals set forth hereinabove are
incorporated herein as findings of fact by the President and
Board of Trustees of the Village of Mount Prospect.
SECTION TWO: The President and Board of Trustees of the Village
of Mount Prospect hereby grant to the Subject Property the
variation requested with respect to Section 14.2202.C, Section
2202.B, Section 2205, and Section 2203.B of Article XII of
Chapter 14 of the Village Code of Mount Prospect, Illinois, to
allow the construction of a municipal building on the Subject
Property with a zero foot (0') rear yard for storage buildings
and outside storage, a one foot (1') side yard for outside

storage on the East property line and a twenty-six foot (26')
side yard for a gasoline dispensing area on the East property
line, a ten foot (10') side yard for storage building on the West
property line, one hundred thirteen (113) parking spaces, and a
lot coverage ratio of eighty-fout percent (84%), in accordance
with Exhibit "B", attached site and landscape plans.
SECTION THREE: Except for the variation granted herein, all
other applicable Village of Mount Prospect Ordinances and
Regulations shall remain in full force and effect as to the
Subject Property.
SECTION FOUR: This Ordinance shall be in full force and effect
from and after its passage, approval and publication in pamphlet
form in the manner provided by law.

That part of lot "D" in Kirchoff's Subdivision, a subdivision of
parts of Sections 10 and 11 in Township 41 North, Range 11, East
of the third principal meridian and Section 33, Township 42
North, Range 11, East of the third principal meridian recorded
May 22, 1917 as Document No. 6117296, described by beginning at
the intersection of a line 50.00 feet north of the south line of
said Section 33 with the east line of the west 406.25 feet of
said lot "D"; thence east parallel with the south line of said
Section 33, a distance of 602.64 feet to a point in a line
1008.89 feet east of and parallel with the west line of said lot
"D"; thence north along said line 1008.89 feet east of and
parallel with the west line of said lot "D", a distance of 292
feet; thence east parallel with the south line of said section, a
distance of 150 feet; thence north parallel with the west line of
said lot "D", 171.33 feet; thence west parallel with the south
line of said section 33, a distance of 752.64 feet to the east
line of the west 406.25 feet of said lot "D"; thence south along
said east line, 463.33 feet to the place of beginning in Cook
County, Illinois.
