AN ORDINANCE GRANTING A VARIATION FOR CERTAIN
PROPERTY COMMONLY KNOWN AS TWIN LINKS, INC.
COMMONLY KNOWN AS 199 WEST RAND ROAD
IN THE VILLAGE OF MOUNT PROSPECT, ILLINOIS
WHEREAS, Charles Bartmann, representing Twin Links, Inc., has
filed an application for variation with respect to property
commonly known as 199 West Rand Road in the Village of Mount
Prospect, Illinois (hereinafter referred to as the "Subject
Property"); and
WHEREAS, the Subject Property is described as follows:
Lot A in Bartmann 199 Rand a Subdivision of Part of
the East 1/2 of the Southwest 1/4 of Section 27,
Township 42 North, Range 11, East of the Third
Principal Meridian, recorded on April 18, 1985 as
Document No. 27516851 in the Recorder's Office of
Cook County, Illinois,
and
WHEREAS, Petitioner seeks a variation from provisions of Chapter
14, of the Village Code of Mount Prospect, Illinois, to allow
sixty-eight (68) parking spaces instead of one hundred four (104)
required by Section 14.2005.A and one (1) 10' x 45' loading space
instead of the three (3) 10' x 50' loading sDaces required by
Section 14.2005.B.3; and
WHEREAS, a public hearing was held on the variation request
(designated as Case No. ZBA 57-V-87) before the Zoning Board of
Appeals of the Village of Mount Prospect on the 27th day of
August, 1987, pursuant to due and proper notice thereof published
in the Mount Prospect Herald on the 12th day of August, 1987; and
WHEREAS, the Zoning Board of Appeals has submitted its findings
and recommendations to the President and Board of Trustees of the
Village of Mount Prospect to allow the requested variation, and
the President and Board of Trustees of the Village have given
further consideration to the variation request and have
determined that the same satisfies the standards of the Village
Code, and this Board further finds that it would be in the best
interest of the Village to grant the requested variation.
NOW THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS,
AS FOLLOWS:
SECTION ONE: The recitals set forth hereinabove are
incorporated herein as findings of fact by the President
Board of Trustees of the Village of Mount Prospect.
and
SECTION TWO: The President and Board of Trustees of the Village
of Mount Prospect hereby grant to the Subject Property the
variation requested with respect to Chapter 14 of the Village
Code of Mount Prospect, Illinois, to allow sixty-eight (68)
parking spaces instead of one hundred four (104) required by
Section 14.2005.A and one (1) 10' x 45' loading space instead of
the three (3) 10' x 50' loading spaces required by
Section 14.2005.B.3.

SECTION THREE: That the variations granted herein shall be
subject to the preparation of a landscape plan to be approved by
the Planning and Zoning Department and installation of the
landscaping prior to occupancy of the improvements.
SECTION FOUR: Except for the variation granted herein, all
other applicable Village of Mount Prospect Ordinances and
Regulations shall remain in full force and effect as to the
Subject Property.
SECTION FIVE: In accordance with the provisions of Section
14.604 this variation shall be null and void unless permits are
issued and construction begins within one (1) year of the passage
of this Ordinance.
SECTION SIX: This Ordinance shall be in full force and effect
from and after its passage, approval and publication in pamphlet
form in the manner provided by law.
