ORDINANCE NO. 3845
AN ORDINANCE MODIFYING SECTIONS OF CHAPTER 16
ENTITLED "DEVELOPMENT CODE" OF THE VILLAGE
CODE OF MOUNT PROSPECT FOR PROPERTY
COMMONLY KNOWN AS HARVEST HOMES
WHEREAS, Harvest Homes Partners have requested a modification
of the Development Code pertaining to requirements for
development of a single-family subdivision; and
WHEREAS, the Plan Commission of the Village of Mount Prospect,
Cook County, Illinois, has reviewed the proposed modifications to
Chapter 16, Development Code, of the Village Code of Mount
Prospect for property commonly known as
See attached Exhibit "A";
and
WHEREAS, the Plan Commission has forwarded its recommendations
relative to modifications to Chapter 16, Development Code, to the
President and Board of Trustees, which recommendations have been
considered at a regular meeting of the President and Board of
Trustees; and
WHEREAS, the President and Board of Trustees of the Village of
Mount Prospect have determined that additional lots should be
permitted with a depth of less than the minimum to improve
traffic safety in the subdivision and have determined the best
interests of the Village of Mount Prospect will be attained by
the adoption of the recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
SECTION ONE: The recitals set forth hereinabove are
incorporated herein as findings of fact by the President and
Board of Trustees of the Village of Mount Prospect.
SECTION TWO: That modifications from Chapter 16 entitled
"Development Code" of the Village Code of Mount Prospect are
hereby granted, for the property being the subject of this
Ordinance, as follows:
Section 16.403.A.8.f to allow a reduction of the minimum one
hundred foot (100') tangent between reverse curbs to fifty
feet (50').
Section 16.403.A.2 to allow a twenty-six foot (26') pavement
(back to back) instead of the required minimum twenty-nine
foot (29') pavement for that segment of Harvest Lane adjacent
to Courtesy Home Center.
3. Section 16.403.C.2.e, to allow a minimum lot depth
of less than the required one hundred twenty feet

(120') for Lots 8, 26, 27, and 36 in accordance with the
final plat submitted and attached hereto as Exhibit "B";
subject to the condition of a restrictive covenant
being placed on these lots to prevent encroachments
in the required yards.
SECTION TWO: That this Ordinance shall be in full force and
effect from and after its passage, approval and publication in
pamphlet form as provided by law.
