AN ORDINANCE GRANTING A VARIATION
PROPERTY COMMONLY KNOWN AS 1108 N.
IN THE VILLAGE OF MOUNT PROSPECT,
FOR CERTAIN
ELMHURST AVE.
ILLINOIS
WHEREAS, DONALD AND LINDA DAVIS, has filed an application for
variation w~th respect to property commonly know as 1108 N.
Elmhurst Ave.in the Village of Mount Prospect, Illinois (the"
Subject Property")
and
WHEREAS, the Subject Property is described as follows:
Lot 8 in WEDGEWOOD TERRACE, a subdivision of part of the east
of section 27, Township 42 North, Range 11 East of the Third
Principle Meridan in Cook County Illinois

WHEREAS, Petitioner is seeking a variation from Chapter 14,
Section 14.1003 to allow a .233 floor area ratio instead of
normally allowed .20 in order to add 678 square feet to the
second floor area.

WHEREAS, a public hearing was held on the variation request
(designated as Case No. ZBA 16-V-88) before the Zoning Board of
Appeals of the Village of Mount Prospect on the 24th day of
March, 1988, pursuant to due and proper notice thereof
pubhshed in the Mount Prospect Herald on the 7th day of
March, 1988; and
WHEREAS, the Zoning Board of Appeals has submitted its findings
and recommendations to the President and Board of Trustees of the
Village of Mount Prospect to allow the requested variation, and
the President and Board of Trustees of the Village have g~ven
further consideration to the variation request and have
determined that the same satisfies the standards set forth in
,Section 14.606 of Article VI of Chapter 14 of the Village Code,
and this Board further finds that it would be in the best
interest of the Village to grant the request for variation.
NOW THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS,
AS FOLLOWS:
SECTION ONE: The recitals set forth hereinabove are
fncorporated here~n as findings of fact by the President and
Board of Trustees of the Village of Mount Prospect.
SECTION TWO: The President and Board of Trustees of the Village
6f Mount Prospect hereby grant to the Subject Property the
variation requested with respect to Section 14.1003 of
Chapter 14 of the Village Code of Mount Prospect, Illinois, to
allow a floor area ratio (F.A.R.) of .233 for the purpose of
adding 678 square feet to the second floor living space.
SECTION THREE: Except for the variation granted herein, all
other applicable Village of Mount Prospect Ordinances and
Regulations shall remain in full force and effect as to the
Subject Property.

SECTION FOUR: In accordance with the provisions of Section
14.604 this variation shall be null and void unless permits are
issued and construction begins within one (1) year of the passage
of th~s Ordinance.
SECTION FIVE: Th~s Ordinance shall be in full force and effect
[rom and alter ~ts passage, approval and publ~catlon ~n pamphlet
form ~n the manner provided by law.
