AN ORDINANCE GRANTING VARIATIONS FOR PROPERTY
COMMONLY KNOWN AS 903 KENNICOTT PLACE
WHEREAS, Courtyard Construction Company (hereinafter referred
to as Petitioner) has flled an application for variations from
the following provisions of Chapter 14 of the Village Code of Mount
Prospect, Illinois, for property commonly known as 903 Kennlcott
Place (hereinafter referred to as Sub3ect Property), legally
described as follows:
Lot 8 in Courts of Kennicott being a subdivision in the
West Half of the Northeast Quarter of Section 15,
Township 41 North, Range 11 East of the Third Principal
Meridian in Cook County, Illinois
and
WHEREAS, the Petitioner seeks variations from the following
provisions of Chapter 14:
Section 14.116.C -
to allow a maximum driveway width of
41 feet at the turnaround, tapering to
16 feet at the property line;
Section 14.1101.B.3 - to allow a 3 car garage
Section 14.102.B.4 - to allow the maximum garage size of
730 square feet
and
WHEREAS, a public hearing was held on the variations requested
being the subject of ZBA Case No. 25-V-88 before the Zoning Board
of Appeals of the Village of Mount Prospect on the 12th day of
May, 1988,, pursuant to due and proper notice thereof published
in the Mount Prospect Herald on the 25th day of April, 1988; and
WHEREAS, the Zoning Board of Appeals has submitted its
f~ndlngs and recommendation to the President and Board of
Trustees of the Village of Mount Prospect and the President and
Board of Trustees of the Village have given further conslderatlon
to the variations requested and have determined that the same
satisfies the standards set forth in Section 14.605 of Article VI
of Chapter 14 of the Village Code and the Board of Trustees further
find that it would be in the best interest of the Village to grant
the variations as specified herein.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
SECTION ONE: The recitals set forth hereinabove are

SECTION TWO: The President and Board of Trustees of the
Village of Mount Prospect hereby grant to the Sub3ect Property the
variations, as modified and amended by the Petitioner, as follows:
1. Section 14.116.C to allow a maximum driveway width of
forty-one feet (41') at the turnaround tapering to 16 feet
(16') feet at the property line;
2. Section 14.1101.B.3 to allow a 3 car garage;
3. Section 14.102.B.2 to allow a maximum garage s~ze of
730 sqaure feet for a three car garage;
SECTION THREE: Except for the variations granted herein, all
other applicable Village of Mount Prospect Ordinances and
Regulations shall remain in full force and effect as to the Subject
Property.
SECTION FOUR: In accordance with the provisions of
Section 14.604 the variations being the sub3ect of this Ordinance
shall be null and void unless permits are issued and constructlon
begins within one (1) year of the passage of this Ordinance for any
portion of the property.
SECTION FIVE: This Ordinance shall be
