read;
"In reply to your forme] reouest of Feb. 11 , 1952
we have carefully examined the,Munno Bros. pro-
nosed subdivision plat located et the south
term;nnti on of Will e St.
"We find that the plat is not in accordance with
the Mount Prospect Village Plan and Zoning
Ordinances.
March 4, 1952
"1. Minimum width of lots is 65 ft. and
corner lots 75 ft. Lots 1. to 9 shown or this plat
are '50 to 59 ft. Lots 1 and 2 will have to be made
into 75 ft. each end the corner lot 81 ft. Lots
5 to 9 will have to be changed to 75 ft. on the
corner and three lots of 61 ft. each. This will
make a total of 7 lots instead of 9. This is also
less than ordinance requirements of 65 ft. but under
the circuMstances the Village Board may wish to 'rent
this exception. You will eiso rote that this being
small plat, ro land is donated for perk
"2. We have eleo examined the proposed house
plans listed has No's 101, 102 end 104.
(a) Plan 101 is e 14 story brick with full base -
ment. Outside measurements 78 by 24 ft. The
floor area is shown as 642 so. ft., whereas
our minimum renuirement for this type is
825 so. ft.
(b) Plan 102 is a one story brick with full base-
ment. Outside measurements 41 by 24 ft. The
floor area is shown has 667 so. ft. whereas
the minimum requirements for this type rlsn
is 1000 sq. ft.
(0) Plan 104 is a. 14 storY brick with full base-
ment. Outside messur. enients 45 by 24 ft. The
floor sres is shown as 775 sq. ft. whereas
the minimum requirements for this type plan
Is 825 sq. ft.
The proposed homes ere to be located in one of
the finest find most desirable residential sections
., of Mt. Prospect from. the standpoint of distance
from station and shopping center, hitch ground and
near. by beautiful homes. Whatever precedent is
established is this location will definitely be a
deciding factor for all future homes built near there.
Some builders on the north side of Mt. Prospect
established the precedent of 14 story row houses
end now no other types will be built there in the
future. In fact, several owners of larger homes
costing as much as 00,000 hetre left this section
of town and built elsewhere.
"As Munao Bros. own considerable property
nearby, it would be to their advantage to establish
a desirable subdivision in this section of
Mt. Prospect.
"No indication as to type and location of sewer
is shown. As the -Wille St. sewer also connects with
Lincoln end Pine St., which is elready overloaded,
it would be desireable for this new sewer to drain
southward direct to Weller Creek and to the new
sanitary sewer to he built by the District
of Cook County. It would be desirable for ell new
homes in this section to establish direct connections
to -the new interceptor sewer."
A motion was then made by Trustee Bayne,
seconded b` Lange, that the proposed subdivision p. la t as
presented bTv Munao Bros. of the r_rorerty located at the
south termination of Wi1ie St. be returned without approval
inasmuch as the plat does not meet-the requirements of
the Village Plan and the proposed house plans es pre-
sented do not meet the renuiren!ents of the Building Code.
The motion was voted upon by acclamation, whereupon the
President declared the motion carried.
A motion was made by Trustee Bayne, seconded
by Lange, that the plans and specifications for the
proposed new post office building, to be located on Lot
8 on Prospect Avenue between Main St. end Emerson St.
