President and Board of Trustees
Village of Mt. Prospect
Gentlemen:
In reply to your formal request, the plan commission
; has reviewed the proposed re- subdivision of Randview Highlands
Subdivision originally recorded on August 7, 1926. The area
is located East of Forest Avenue to the midpoint between
Eastwood Avenue and Elmhurst Road and from Foundry Road South
to Highland Avenue. The original plat was 150 lots of an
average size of 55 ft. by 131 ft. or 7,200 sq. ft. area. By
vacating Moemac Avenue the subdivider gained 16 size 66 ft.
.., frontage lots and at Foundry Road 3,66 ft. lots and Forest
Avenue an area 1,172 ft. x 33 ft. or 39,000 sq. ft. or approx-
imately 5 additional lots making a total of 24 lots. We
understand this area was obtained for $7,000 or at approximate-
ly c291 per lot. The re- subdivision plat submitted shows 135
lots, and approximately 80 of these are size 110 ft. to 112 ft.
deep and 65 ft. wide or about 7,150 sq. ft. area or approxi-
mately the same ar•es as the previous lots. This is due to
the shortening of the depth from 131 ft. to 110 ft. Also
lots south of Foundry Road have double frontage.
The length of blocks are approximately 1,000 ft.,
which is over the 800 ft. allowance in the code. Lots over
800 ft. shouldd have a pedestrian pass not less then 20 ft.
wide.
All streets should be named in conformity with
street naming plan of the Village or with adjoining streets.
No building lines have been shown. In accordance
with time code, tree bui 'ding line should be 30 ft. at front
and 20 ft. along the side streets. In accordance with the
code, ti,e minimum depth of lots should be 125 ft., and B,125
ft. area for inside lots and 9,375 sq. ft. and 75 ft. frontage
for corner lots.
Dedication for utilities not shown.
Cross sections should be shown for streets, curbs,
side - walks, etc.
The pl-n corrnniesion voted to reject approval of
this plat as it was incomplete, and did not conform with the
Village plan and zoning ordinances.
lours very truly,
Planning Commision of
N t. Prospect
