AN ORDINANCE GRANTING A CONDITIONAL USE PERMIT
FOR PROPERTY LOCATED AT
903 WEST ISABELLA STREET, MOUNT PROSPECT, ILLINOIS
WHEREAS, Shaun Cecala, ( "Petitioner"), has filed a petition for a Conditional Use permit for a
circular drive for property located at 903 West Isabella Street ( "Property') and legally described as:
Lot 19 in block 7 in Arthur T. McIntosh and Company's Northwest Meadows being a
Subdivision in the East' of Section 33, Township 42 North, Range 11 East of the
Third Principal Meridian, in Cook County, Illinois.
Property Index Number: 03 -33- 423 - 003 -0000; and
WHEREAS, the "Petitioner" seeks a Conditional Use permit to construct a circular drive to measure
twelve feet (12') wide in the front of the home; expand to fourteen feet (14') wide at the property line
and connect to a standard eighteen foot (18') wide driveway as shown on the site plan dated April
20, 2010, Exhibit "A "; and
WHEREAS, a Public Hearing was held on the request for a Conditional Use permit being the
subject of PZ -07 -10 before the Planning and Zoning Commission of the Village of Mount Prospect
on the 27 day of May, 2010, pursuant to proper legal notice having been published in the Mount
Prospect Journal & Topics on the 12 day of May, 2010; and
WHEREAS, the Planning and Zoning Commission has submitted its findings and recommendations
to the President and Board of Trustees in support of the request being the subject of PZ- 07 -10; and
WHEREAS, the President and Board of Trustees of the Village of Mount Prospect have given
consideration to the request herein and have determined that the request meet the standards of
the Village and that the granting of the proposed Conditional Use permit for acircular drive
would be in the best interest of the Village.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS ACTING IN THE EXERCISE
OF THEIR HOME RULE POWERS:
SECTION ONE: The recitals set forth hereinabove are incorporated as findings of fact by the
President and Board of Trustees of the Village of Mount Prospect.
SECTION TWO: Approval of the Conditional Use is subject to compliance with the following
conditions:
A. The lot coverage for the required front yard shall not exceed thirty -five percent (35 %).
B. The existing parkway tree in front of the property shall be protected during construction
of the driveway and shall not be removed.
SECTION THREE: The President and Board of Trustees of the Village of Mount Prospect do
hereby grant approval of a Conditional Use permit for a circular drive, all as shown on the site plan
dated April 20, 2010 a copy of which is attached and made a parthereof as Exhibit "A."

SECTION FOUR: The Village Clerk is hereby authorized and directed to record a certified copy of
this Ordinance with the Recorder of Deeds of Cook County.
SECTION FIVE: This Ordinance shall be in full force and effect from and after its passage, approval
and publication in pamphlet form in the manner provided by law.
