The Plan Commission recommended approval by a vote of 6-0. C.ZBA 13-98, Westgate of Mount Prospect Condominium Association, 280-290 Westgate Road st 1 reading of an Ordinance granting variations to reduce the front yard setback from thirty feet to seven feet, and to increase the maximum amount lot coverage to 54 percent in order to construct additional parking. The Zoning Board of Appeals recommended granting this request by a vote of 6-0.(Exhibit F) D.A RESOLUTION AMENDING RESOLUTION NO. 40-98 RELATIVE TO NEGOTIATING WITH TOWN CENTRE, L.L.C. FOR THE DOWNTOWN REDEVELOPMENT PROJECT This Resolution extends the date for reaching an agreement with Town Centre, L.L.C. for the downtown redevelopment project.(Exhibit G) IX. NEW BUSINESS A.A RESOLUTION AUTHORIZING EXECUTION OF A LEASE AGREEMENT WITH MICHEL’S U.S.A., INC. D/B/A HEINEMANN’S BAKERY EXPRESS This Resolution allows Heinemann’s Bakery to operate a small retail Establishment within the Mount Prospect train station.(Exhibit H) B.ZBA 32-97, PC 07-98, Friedrichs’ Funeral Home, 320 W. Central Road 1.The Petitioner is requesting to rezone the subject property from R-A (Single Family Residential) to B-5 (Commercial) to expand the existing parking lot. The Zoning Board of Appeals recommended approval by a vote of 6-0. 2.The Petitioner is requesting the following exceptions from the Development Code: A.To reduce the required right-of-way on Elmhurst Avenue from sixty-six feet to fifty feet, B.to waive the required installation of public sidewalks on Elmhurst Avenue, C.to waive the required installation of curbs and gutters along Elmhurst Avenue, D.to waive the requirement of providing a rear utility easement, and E.to allow an existing paved parkway to remain. The Plan Commission recommended approval by a vote of 6-0. 3.Friedrichs’ Plat of Subdivision, 320 West Central Road This Plat consolidates the subject property into one lot of record. The Plan Commission recommended approval by a vote of 6-0. st C.1 reading of AN ORDINANCE PROVIDING FOR THE PURCHASE OR CONDEMNATION OF LAND FOR REDEVELOPMENT PURPOSES IN THE VILLAGE OF MOUNT PROSPECT, 14 WEST NORTHWEST HIGHWAY(Exhibit I) D.Authorize the filing of an eminent domain proceeding relative to property commonly known as 117 South Main Street. E.Authorize the filing of an eminent domain proceeding relative to property commonly known as 6 West Northwest Highway. F.Authorize the filing of an eminent domain proceeding relative to property commonly known as 10 South Wille Street. X.VILLAGE MANAGER’S REPORT A. Bid results: 1.Maple/Berkshire sewer project B.
