AN ORDINANCE AMENDING CHAPTERS
2, 3, 6 and 9 of the MOUNT
PROSPECT_~UILPI.NG COP~ OF 193~~

BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS.
SECTIp~ l~ That Chapter 2 of the Mount Prospect Build-
ing Code of 1938 (Ordinance No. 225) be and the seme is hereby
amended by adding thereto Sections 1.1 and 1.2 to read as fol-
lows:
Section 1.1. There is hereby created an
Archi tecturarC;ommission, whi.ch shall consist of
three persons, who shall be appointed by the
President and Board of Trustees. The members
shall be the same as those appointed to the
Building Committee and shall serve for one year
and until their successors are appointed.
Section 1.2. The Architectural Commission
shall examine the plans and specifications accom-
panying the application for bui.lding permits as
filed with the Building Inspector, to see that
the building proposed to be erected or remodeled
is of such appearance and design, that such build-
ing when erected or remodeled, will be of good
architecturel design and harmonize with existing
surrounding buildings and be suitable to its lo-
cation. When necessary, the said commission shall
meet with applicants for building permits, whose
proposed plans and specifications do not meet
the approval of said commission, and said commis-
sion shall make recommendations to such applicants
as will carry out the intent of this Ordinance.
I~~ediately upon approval of such plans and spe-
cifications, the commission shall return the plans
and specifications to the Building Inspector.
SECTION ~. That Section 6 of Chapter 3 of the Mount
Prospect Building Code of 1938 (Ordinance No. 225) be and the
same is hereby amended to read as follows:
Section 6. On receipt of an application for a
permit, accompanied with the necessary documents,
he shall examine them as to their compliance with
the Building and Zoning Codes and report on same
to the Building Committee. He shall deliver the
plans and specifications to the Architectural Com-

mission for approval by said Commission and no
permit for the erection or remodeling of any
building or structure shall issue unless the
plans and specifications have received the ap-
proval of said Commission.
The Building Committee after the approval of
the Architectural Commission and after their exam-
ination, will instruct the Superintendent of
Buildings whether or not to issue the permit.
SECTION 3. That Section 6.1 of Chapter 3 of the Mount
Prospect Building Code of 1938 (Ordinance No. 225), be and the
same is hereby amended to read as follows:
Sectio~J?l. It shall be unlawful for any con-
tractor or builder to construct more than two
residential buildings of the same exterior design
facing on the same street in anyone block of the
Village. Two buildings of like exterior design
when so constructed within anyone block may be so
erected only when they are not too close to each
other.
SECTION 4. That SectiOJl 16.1 of Chapter 6 of the Mount
Prospect Building COC8 of 1938 (Ordinance No. 225), be and the
same is hereby amended by striking out the present provisions,
, to read as follows:

A single familYAdwelling shall contain and shall
have a ground floor area of not less than 1200
squa.re feet; "00 square feet for a one and one-half
story building and 675 square feet for a two story
building.
SECTION 5. That Section 23.1 of Chapter 9 of the Mount
Prospect Building Code of 1938 (Ordinance No. 225), be anci the
same is hereby amended to read as follows:
Section 23.1. All garages to be constructed
for use with an 'existing residential building must
be located on the north side of such building.
Such detached garages must be set back 70 feet from
the lot ltne and shall not be closer than 2 feet
to the dividing lot li.ne.
Only attached garages shall be permitted on all
new residential structures, or provislons made in
the plans and specifications for the future con-
struction of such attached garages. Attached gar-
ages must be 30 feet back from the lot line and
shall not be closer to the dividing lot line than
10% of the width of the lot. -

SECTION 6~ All Ordinances or parts of Ordinances in
conflict herewith be and the same are hereby repealed.
SECTlQ~-1~. Any person who shall violate any provision
of this Ordinance or fails to comply with any of the requirements
thereof, or who shall erect, construct, alter or repair a build-
ing or structure in violat:i.on tbereof, shall be gullty of misde-

meanor punishable by a fine of not less than ~25.00 and not more
than $200.00, and each day such violation is permitted to p.xist
shall constitute a separate offense.
~C1ION 8. That this Ordinance shall be in full force
and effect from and after its passage, approval and publication,
according to law.
