AN ORDINANCE amending
Section 8 I-I District
of the Mount prospect
Zoning Ordinance.
WHEREAS, the Zoning Commission of the village of
Mount prospect, at a public meeting duly called and held
according to law considered an ordinance amending Section 8
relating to the use and regulations of I-I District; and,
WHEREAS, the President and Board of Trustees having
considered the recommendations of the said Zoning Commission
find and believe that the ordinance amending the Mount
Prospect Zoning Ordinance so considered, be adopted;
NOW, THEREFORE, BE IT ORDAINED by the President and
Board of Trustees of the village of Mount Prospect, Cook
county, Illinois:
SECTION 1. That Section 8 of an ordinance entitled
"An Ordinance classifying, regulating and restricting the
location of trades and industries and the location of buildings
designed for specified uses; regulating and limiting the height
and bulk of buildings hereafter erected or altered, regulating
and limiting the intensity of the use of lot areas and regu-
lating and determining the area of yards, courts and other
open spaces within and surrounding such buildings; establishing
the boundaries of districts for the said purposes; and pre-
scribing penalties for the violation of its provisions",
passed and approved December 4, 1923, known as Ordinance No. 52
as amended, be further amended to read as follows:
A. In the I-I District the only uses which may here-
after be established are:
1. Any use permitted in the "B" Business Districts.
2. Bakeries.
3. Bottling Works.
4. Building material storage yard, but only when
such material is stored in a building or is enclosed by a
fence not less than eight (8) feet in height and with
openings representing less than twenty-five (25) per cent
of the surface of the fence.
5. carting, express, hauling or storage yard.
6. coal, coke or wood yard, but only where the
material is stored in a building or enclosed by a fence as
required in item 4 of this section.
7. Dyeing and cleaning establishments.
8. Laundries.
9. Lumber yard, but only where the material is stored
in a building or is enclosed by a fence as required in number
4 of this section.
10. Milk distributing station.
11. Public utility substations and facilities.
12. storage warehouse.
13. Wholesale warehouse or business.
14. Industrial and manufacturing plants where the
process of manufacturing or treatment of materials is such that
a minimum amount of dust, odor, gas, smoke, or noise is emitted
and where the operations are conducted in one or more buildings
and not more than ten (10) per cent of the lot or tract is used
for the open storage of products, materials or equipment. The
total area occupied by the building and storage shall not
represent more than fifty (50) per cent of the lot or tract.
B. Uses specifically excluded from this district are:

4. Alcohol Manufacture L
5. Ammonia, Bleaching powder or Chlor~g Manufacture.
6. Arsenal
7. Asphalt Manufacture or Refining.
8. Automobile wrecking or junk yard.
9. Bag Cleaning.
10. Boiler Works
11. Blast Furnace.
12. Brick, Tile or Terra cotta Manufacture, other
than the manufacture of handcraft products only.
13. candle Manufacture
14. celluloid Manufacture
15. cement, Lime, Gypsum or Plaster of paris Manufacture.
16. central Mi~ing Plant for cement, Mortar, Plaster
or paving Materials.
17. Coke Ovens.
18. crematory.
19. creosote Treatment or Manufacture.
20. Disinfectants Manufacture.
21. Distillation of Bones, Coal or Wood.
22. Dog Pound.
23. Dyestuff Manufacture.
24. Emery Cloth and sand paper manufacture.
25. Exterminator and Insect poison Manufacture.
26. Fat Rendering
27. Fertilizer Manufacture.
28. Fish Smoking and curing.
29. Forge Plant.

c. Height Regulations: No building shall exceed three
(3) storles or 30 feet in height; provided, however, that
municipal water towers, chimneys or steeples may exceed 30
feet upon variation after public hearing before the zoning
commission and upon approval of the corporate authorities.
D. parking Regulations: parking space shall be provided
on the lot or in a building on the lot adequate to accommodate
the cars of the employees of any industrial or manufacturing

establishment permitted in this district as well as the vehicles
and trucks of the establishment in the following manner.
1. Buildings used for Light Industrial,manufacturing
or storage purposes: at least one parking space for each two
persons employed on the premises, based upon the maximum
number employed at any time.
2. For the purposes of this ordinance, a "parking
space" shall be interpreted to mean space in a building, or
in the open, properly surfaced, having appropriate dimensions
and an area of not less than 400 square feet; Such area shall
be net, and all shall be exclusive of access or maneuvering
area, ramps, columns or other obstructions and shall be kept
available exclusively as a storage space for automobiles;
parking areas outside of buildings shall be so surfaced, pitched
and drained as to prevent thefiow of water fr9~ ~uch areas
onto adjoining property or to unpaved streets or alleys.
E. Area Regulations:
1. Front yard: There shall be a front yard having
a depth of not less than twenty-five (25) feet, except where
forty (40) per cent or more of the frontage on one side of
the street is improved with buildings that have ob~erved a
front yard line having a variation in depth of not more than
twenty~five (25) feet, in which case no building shall project
beyond the average front yard so established.
2. Side yard: A side yard is not required except
on the side of a lot adjoining a dwelling district, in which
case there shall be a side yard of not less than twenty (20)
feet.
3. Rear yard: The minimum rear yard shall be ten
(10) feet except where a lot abuts upon a dwelling district,
in which case there shall be a rear yard of not less than
thirty (30) feet.
4. Intensity of Use: The maximum ground area of
all buildings including parking facilities, open or enclosed,
is seventy-five (75) per cent of the lot or area.
SECTION 2. That any person, firm or corporation who
violates, disobeys, omits, neglects or refuses to comply with
or who resiS5 the enforcement of any of the provisions of
this Ordinance shall be fined not less than Ten Dollars ($10.00)
nor more than One Hundred Dollars ($100.00) for each offense
each day that a violation is permitted to exist shall
constitute a separate offense.
SECTION 3. That this Ordinance shall be in full force
and effect from and after its passage, approval and publication
