do hereby find as follows:
- 2 -
1. That the application of Section 15, Minimum

would involve practical difficulties to the property
owner in the proposed use of such property based on the
facts presented to the Board of Appeals at the aforesaid
public hearing;
2. That the application of Section 15, Minimum Rear
Yard requirements, to the above-described property would
result in particular hardship to the owner of the property
hereinabove described in view of the dimensions of the
property and the particular conditions that exist on and
surrounding said property and the size and type of building
proposed to be built on said property.
3. That the over-all use of the above-described
property for the erection of a building in the district
zoned for business will not seriously interfere with the
administration of the Village of Mount Prospect Zoning
Ordinance;
4. That by permitting the construction of a building
no larger than ninety (90) feet by one hundred and thirty
(130) feet to be set back as petitioned will permit free
access to the parking area in the front and will eliminate
the possibility of front sidewalk congestion;
5. That the property owner has consented not to erect
any building or structure on that portion of the said property
lying within thirty (30) feet of the property line on the east
