RESOLUTION APPROVING FINDINGS OF FACT
RESOLUTION NO. R-26-09
WHEREAS, Kimberly Zimmerman on behalf of Alexian Brothers Health System filed an application for
a sign Variation with respect to property commonly known 1060 S. Elmhurst Road in the Village of Mount
Prospect, Illinois.
WHEREAS, the subject property is described as follows:
Lot Two (2) in DiMucci's Resubdivision of Lots 3 through 7, both inclusive, in Juhnke's Subdivsion of part of
the Northeast L/4 of Section 14, Township 41 North, Range 11 East of the Third Principal Meridian, Cook
County, Illinois. (Property Index Number: 08-14-204-023-0000); and
WHEREAS, the Petitioner seeks a Variation from the provision of Section 7.305.B.1.g. (ten items of
information for a wall sign) of the Village Code of Mount Prospect, Illinois, as shown on the attached Exhibit;
and
WHEREAS, a public hearing was held on the Variation request (designated as Case No. PZ-26-09) before the
Planning & Zoning Commission in the Village of Mount Prospect, Illinois on January 28, 2010 pursuant to due
and proper notice thereof published in the Journal Newspaper on October 7, 2009;
NOW, THEREFORE, the Planning & Zoning Commission does hereby grant a Variation to increase the
number of permitted items of information from ten (10) to thirteen (13), as shown on the Petitioner's exhibit
prepared by DeSignGroup Signage Corp. dated January 14, 2010, subject to the Petitioner obtaining a sign
permit from the Community Development Department and the following conditions:
1. The wall sign does not exceed three hundred (300) square feet; and
2. If one of the two entities located in the facility for which the sign is intended cease their operations
from the property, the portion of the wall sign directed towards advertising that entity shall be
considered an abandoned sign. The abandoned portion of the sign shall then be
modified/removed per the Sign Code Regulations for an abandoned sign.
Except for the Variations granted herein, all other applicable Village of Mount Prospect, Illinois ordinances
and regulations shall remain in full force and effect as to the subject property.
PASSED AND APPROVED the 28th day of January, 2010 and effective five (5) days after this date, as
provided for by Section 5.504.E of the Mount Prospect Code.

I just spoke to Buzz regarding the address discrepancy. >From my research with the Cook County
Assessor, a 1060 Elmhurst Road or Avenue does not exist. The current address for the property
described in the Resolution is 1024 Elmhurst Avenue. I discussed the issue of the use of Avenue and
Road with Buzz and it seems the term is used interchangeably and will be fine. Additionally I confirmed
with Buzz that the Resolution was fine containing the 1060 Elmhurst Road address versus the current
address of 1024 Elmhurst Avenue.
When items are recorded with the Cook County Recorder or any county recorder the PIN and legal serve
as the property indicators for recording. In regards to this recording the Resolution will be recorded
correctly since the PIN number is right regardless of what common address if listed within the document
since the recorder records according to PIN. Please feel free to call me to discuss this further.

Can you help me understand? when the county records an item to a property do they search by the PIN
number to see if it matches the common address? We do have an Elmhurst Road as well, could that
cause issues?

According to the Cook County Assessor the address of 1060 S. Elmhurst Avenue does not exist. The only address
I see for this building is 1024 . Elmhurst Avenue. Is it possible that at one time due to the size of the building an
address range including the 1060 existed which has now been consolidated? Are you able to find out where the
1060 address came from? For recording purposes the PIN and legal are what the documents goes by so a
common address does not affect the document. Please advise me on how you would like to proceed. Thank

We received the hard copy in the office and have a question regarding the cover sheet. The sheet that has the
sticker in the upper right corner with the bar code and document number and fee. On this page the address for
the subject property is incorrect. (it lists 1024 S. Elmhurst Ave.) The resolution lists the address as 1060 S.
Elmhurst Road. What is the potential impact on this recording and what are our options to make the change to
the correct address on the cover sheet?
