Emerson Street Mount Prospect, IL 60056 Administrative Amendment No. AA- 21 - 24 An Administrative Determination of a Minor Amendment to the Final Planned Unit Development for Property Located at 1000 -1080 South Elmhurst Road WHEREAS, the Village of Mount Prospect ("Village") is an Illinois home rule municipal corporation situated in Cook County; and WHEREAS, the Village adopted Ordinance No. 6513, An Ordinance Granting a Conditional Use for a Final Planned Unit Development for Property Located at 1000 - 1080 South Elmhurst Road, which was passed and approved on March 17, 2020, ("the Ordinance"), and which encompasses the following legally described property: LOT 1 IN DIMUCCI'S RESUBDIVISION OF LOTS 3 THROUGH 7, BOTH INCLUSIVE, IN JUHNKE'S SUBDIVISION OF PART OF THE NORTHEAST 1/4 OF SECTION 14, TOWNSHIP 41 NORTH, RANGE 11, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF REGISTERED IN THE OFFICE OF THE REGISTRAR OF TITLES OF COOK COUNTY, ILLINOIS ON FEBRUARY 27, 1979, AS DOCUMENT NUMBER LR3077963, (EXCEPT THAT PART OF LOT 1 TAKEN BY CONDEMNATION CASE NO. 981-50464), FINAL JUDGMENT ORDER RECORDED APRIL 28, 1999 AS DOCUMENT NO. 99408628 IN COOK COUNTY, ILLINOIS. PIN: 08-14-204-022-0000 WHEREAS, Jacob Ouyang, the Petitioner representing Mt Prospect Taichi Tea Inc, a current tenant of the Subject Property, petitioned for an Amendment to the Planned Unit Development (Minor Change) to the Ordinance (Case No. PZ-21-24) to allow for changes to the elevations of the building at 1000 South Elmhurst Road; and WHEREAS, pursuant to Section 14.504(E)(2), Minor Changes, of the Village's Zoning Ordinance which provides as follows: PZ-21-24 Golf Plaza 11 Building Elevation Change, Minor PUD Amendment - Page 1 of 7 14 2. Minor Changes: The Village Manager, after recommendation from the Community Development Director, may approve changes in the planned unit development which do not change the concept or intent of the development, without going through the "preliminary approval" steps. "Minor changes" are defined as any change not defined as a major change. Minor changes may include, but are not limited to, items like revisions in landscape plans, building elevations or utility plans. The Village Manager may also choose to schedule the minor change for review by the Village Board. WHEREAS, Village staff recommends approval of the Administrative Amendment of the Planned Unit Development, which consists of the following documents and conditions: A. The approved building elevation changes shall be submitted as part of the building permit application and the appearance of the building shall be in strict conformance with the approved elevations, titled "Project No. 12412", four (4) sheets, as prepared by Alpha Engineering, bearing the latest revision date of 12/06/2024, and as attached as "Exhibit A." B. The signs depicted on Exhibit A are not approved as part of the PUD amendment. The petitioner shall obtain sign permits and any new signs for the establishment shall conform to Village code. WHEREAS, on 4 3 2D2. , the Village Manager authorized such minor change to the Ordinance to allow for changes to the elevations of the building at 1000 South Elmhurst Road. WHEREAS, the Village Clerk is hereby authorized and directed to record a certified copy of this Administrative Determination of an Amendment to the Planned Unit Development (Minor Change) and "Exhibit A" with the Recorder of Deeds of Cook County. WHEREAS, this Administrative Determination shall be in full force and effect from and after its passage, approval in the manner provided by law.
