Information
On December 20, 2022, the Village Board approved a zoning map amendment (from I-1 to B-
5) and a variation from the Zoning Code to allow increased density for the conversion of the
existing office building at 500 West Central Road into a 20-unit multifamily residential building
(Ordinance No. 6656) and subsequently granted two extensions (Ordinance Nos. 6699 and
6767). Staff requests Village Board approval of a Plat of Easement for 500 West Central Road.
The plat confirms and grants access easements over public utilities (water and storm).
Consistent with Ordinance No. 6656, the plat must be recorded prior to issuance of any
certificate of occupancy. Staff has reviewed the plat and finds it compliant with all applicable
Village codes and requirements.

Alternatives
1. Approve the resolution approving a plat of easement grant for the property located at

2. Action at the discretion of the Village Board.

A RESOLUTION APPROVING A PLAT OF EASEMENT GRANT FOR
PROPERTY LOCATED AT 500 WEST CENTRAL ROAD,
MOUNT PROSPECT, IL 60056
WHEREAS, the Petitioner, 500 Central Road LLC, has requested approval of a Plat
of Easement Grant bearing the latest revision date of 09-03-2025 for property
located at 500 West Central Road ("Subject Property") and legally described as
the following:
LOT "A" IN OWNER'S RESUBDIVISION OF LOT 3 (EXCEPTTHE WEST 282.52
FEET THEREOF) OF CHARLES'S BEHLENDORF'S DIVISION OF THE
SOUTHWEST QUARTER OF THE NORTHWEST QUARTER AND THE WEST
10.58 CHAINS OF THE SOUTHWEST QUARTER OF SECTION 34, TOWNSHIP
42 NORTH, RANGE 11, EAST OF THE THIRD PRINCIPAL MERIDIAN, EXCEPT
THE RIGHT OF WAY OF THE CHICAGO AND NORTHWESTERN RAILROAD
COMPANY ACCORDING TO THE PLAT THEREOF OF SAID OWNER'S
RESUBDIVISION REGISTERED IN THE OFFICE OF THE REGISTRAR OF
TITLES OF COOK COUNTY, ILLINOIS ON DECEMBER 21, 1970 AS
DOCUMENT NUMBER 2535801, IN COOK COUNTY, ILLINOIS.

WHEREAS, the Petitioner is seekingto dedicate new access that will grant access
easements to the Village of Mount Prospect over the public utilities (water and
storm) that cross the east side of the Subject Property.
WHEREAS, the Corporate Authorities of the Village of Mount Prospect ("Village"),
after due consideration, have determined it is in its best interests to approve a plat
dedicating new access that will grant access easements to the Village of Mount
Prospect over the public utilities (water and storm) that cross the east side of the
Subject Property as reflected on the Plat of Easement Grant.
NOW, THEREFORE, BE IT RESOLVED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS, A
HOME RULE MUNICIPALITY:

SECTION ONE: That the Plat of Easement Grant for the property located at 500
West Central Road is hereby approved for appropriate execution and
simultaneous recording together with this Resolution.
SECTION TWO: That this Resolution shall be in full force and effect from and after
its passage and approval in the manner provided by law.
