R-23-19 WHEREAS, Robert Swiatlowski filed an application for an Administrative Conditional Use with respect to the property commonly known as 305 N. School Street in the Village of Mount Prospect, Illinois. WHEREAS, the subject property is described as follows: LOT 13 IN BLOCK 3 IN BLUETT'S SUBDIVISION OF PART OF THE NORTH HALF OF THE SOUTHEAST'/4 OF THE SECTION 34, TOWNSHIP 42 NORTH, RANGE 11, EAST OF THE THIRD PRINCIPLE MERIDIAN, ACCORDING TO THE PLAT THEREOF REGISTERED IN THE OFFICE OF THE REGISTRAR OF TITLES OF COOK COUNTY, AS DOCUMENT NUMBER 1464233, IN COOK COUNTY, ILLINOIS. Property Index Number: 03-34-418-008-0000 WHEREAS, the Petitioner seeks the following Conditional Use as allowed for in Section 14.316 of the Village Code of Mount Prospect, Illinois to allow an unenclosed porch to encroach no more than five feet into the required front yard, as shown on the attached Exhibit A; and WHEREAS, a public hearing was held on the Conditional Use request (designated as CASE NO. PZ-23- 19) before the Deputy Director of Community Development for the Village of Mount Prospect, Illinois on December 5, 2019 pursuant to due and proper notice thereof sent to all property owners within 100-feet of the Subject Property on November 25, 2019. NOW, THEREFORE, the Director of Community Development does hereby grant the requested Conditional Use as described above, subject to the following conditions: 1. The front porch shall be constructed in general conformance with the plans drawn by ABD & Associates dated October 31, 2019, as shown on the attached Exhibit B; 2. Obtaining a building permit from the Community Development Department; and 3. The front porch remaining unenclosed." Except for the Conditional Use granted herein, all other applicable Village of Mount Prospect, Illinois ordinances and regulations shall remain in full force and effect as to the Subject Property.
