Emerson Street Mount Prospect, IL 60056 Administrative Amendment No. AA -15 - 24 An Administrative Determination of a Minor Amendment To The Final Planned Unit Development For The School Street Townhomes WHEREAS, the Village of Mount Prospect ("Village") is an Illinois home rule municipal corporation situated in Cook County; and WHEREAS, the Village adopted Ordinance No. 6636, An Ordinance Granting a Conditional Use For A Final Planned Unit Development, A Zoning Map Amendment And A Final Plat of Resubdivision For The Property Located At 320 South School Street, Mount Prospect, Illinois, which was passed and approved on June 21, 2022 ("the Ordinance"), and which encompasses the following legally described property: LOTS 12 AND 13 (EXCEPT THE NORTH 53 FEET OF SAID LOTS 12 AND 13 AS MEASURED ALONG THE EAST LINE OF LOT 13 AND THE WEST LINE OF LOT 12) IN J.A. WEBER'S ADDITION TO MOUNT PROSPECT BEING A SUBDIVISION OF PART OF THE EAST 1/2 OF THE NORTHWEST '/4 OF SECTION 12, TOWNSHIP 41 NORTH, RANGE 11, EAST OFTHE THIRD PRINCIPAL MERIDIAN IN COOK COUNTY, ILLINOIS. PIN: 08-12-122-100-0000 WHEREAS, David Schwartz of SFP Mount Prospect, LLC, the Petitioner representing SFP Mount Prospect, LLC, the current owner of record of the Subject Property, petitioned for an Amendment to the Planned Unit Development (Minor Change) to the Ordinance (Case No. PZ-15-24) to allow for the addition of six (6) guest parking spaces, the removal of a pergola, minor changes to the building elevations, the addition of a monument address sign near the School Street driveway, the relocation of several rear patios, and minor adjustments to the proposed landscape plan; and WHEREAS, pursuant to Section 14.504(E)(2), Minor Changes, of the Village's Zoning PZ-15-24 School Street Townhomes (Lions Park Row), Minor PUD Amendment - Page 1 of 18 Ordinance which provides as follows: 2. Minor Changes: The Village Manager, after recommendation from the Community Development Director, may approve changes in the planned unit development which do not change the concept or intent of the development, without going through the "preliminary approval" steps. "Minor changes" are defined as any change not defined as a major change. Minor changes may include, but are not Limited to, items like revisions in landscape plans, building elevations or utility plans. The Village Manager may also choose to schedule the minor change for review by the Village Board. WHEREAS, Village staff recommends approval of the Administrative Amendment of the Planned Unit Development, which consists of the following documents and conditions, all as attached as Exhibit "A": A. The final site plan titled "Proposed Townhomes 320 School Street", one (1) sheet, Sheet S-1.0, as prepared by the LindenGroup, bearing the latest revision date of 10- 23-2024; B. The floor plans and building elevations, titled "Proposed Townhomes 320 School Street", ten (10) sheets, Sheets CMB-1.0, CMB-1.1, CMB-1.2, CMB-1.3, CMB-1.4, CMB-1.5, A-1.0, B-1.0, C-1.0, and D-1.0, as prepared by the LindenGroup, bearing the latest revision date of 9-20-2024; C. The landscape plan, titled "Landscape Plan", one (1) sheet, Sheet L-1.0, as prepared by Metz & Company, bearing the latest revision date of 11-12-2024; and D. The following engineering plans, three (3) sheets, as prepared by Bono Consulting Civil Engineers, bearing the latest revision date of 10-29-2024: a. "Geometric and Paving Plan", one (1) sheet, Sheet C-3.0; b. "Proposed Grading and Drainage Plan", one (1) sheet, Sheet C-4.0; c. "Proposed Utility Plan", one (1) sheet, Sheet C-5.0. WHEREAS, the Village Clerk is hereby authorized and directed to record a certified copy of this Ordinance and Exhibit "A" with the Recorder of Deeds of Cook County.
