An Administrative Determination of a Minor Amendment to the
Planned Unit Development for Property Commonly Known as HQ Residences
112 East Northwest Highway
WHEREAS, the Village of Mount Prospect ("Village") is an Illinois home rule
municipal corporation situated in Cook County; and
WHEREAS, the Village adopted the following ordinances ("the Ordinances"):
Ordinance No. 6597, An Ordinance Granting Conditional Use For Planned
Unit Development ForThe Property Located At 112 E. Northwest Highway (HQ
Residences), which was passed and approved on December 14, 2021;
and which encompasses the following legally described property ("Subject Property"):.
LOT A IN CORPORATE SUBDIVISION NO. 1 VILLAGE OF MT. PROSPECT, A
RESUBDIVISION OF LOTS 8 TO 14 IN BLOCK 12 IN BUSSE & WILLIE'S
RESUBDIVISION IN MT. PROSPECT RECORDED JANUARY 26, 1979 AS
DOCUMENT24817046, IN COOKCOUNTY, ILLINOIS.

WHEREAS, Nathan Adams of 10 N LLC, the Petitioner representing MP2 Holdings
Inc., the current owner of record of the Subject Property, petitioned for an Amendment to
the Planned Unit Development (Minor Change) to the Ordinances (Case No. PZ-18-24) to
allow for the following:
1. Changes to the south, east and northeast building elevation(s);
2. Permanent outdoor dining improvements including sound wall(s), pergola, festoon
lighting, wood posts, and gas fire tables; and
3. Seasonal outdoor dining improvements including outdoor seating, tables, and raised

planters within the right-of-way.
WHEREAS, pursuant to Section 14.504(E)(2), Minor Changes, of the Village's Zoning
Ordinance which provides as follows:
Minor Changes: The Village Manager, after recommendation from the Community
Development Director, may approve changes in the planned unit development which
do not change the concept or intent of the development, without going through the
"preliminary approval" steps. "Minor changes" are defined as any change not defined
as a major change. Minor changes may include, but are not limited to, items like
revisions in landscape plans, building elevations or utility plans. The Village Manager
may also choose to schedule the minor change for review by the Village Board.
WHEREAS, Village staff recommends approval of the Administrative Amendment of
the Planned Unit Development, which consists of the following documents and conditions:
A. The site plan titled "Retail Tenant Floor Plan", one (1) page, as prepared by OKW
Architects, bearing the latest revision date of 12/02/2024;
B. The exterior elevations "South Elevation", "East Elevation" and "North East
Elevation", two (2) pages, as prepared by OKW Architects, bearing the latest revision
date of 12/02/2024;
C. The three-dimensional rendering of the pergola and sound wall titled "Pergola Axon",
one (1) page, as prepared by OKW Architects, bearing the latest revision date of
12/02/2024;
D. The wood sound wall and wood trellis shall be stained;
E. The raised metal planter shall be extend/wrap around the entire length of the sound
wall, including the angled portion of the sound wall;
F. The signs depicted on Exhibit A are not approved as part of the PUD amendment. The
petitioner shall obtain sign permits and any new signs for the establishment shall
conform to Village code; and
G. A license agreement for any permanent structures/fixtures shall be required prior to
issuance of a building permit.
WHEREAS, on „ the Village Manager authorized such minor
change to the Ordinances to allow for the changes to the building elevations and the
aforementioned permanent and seasonal outdoor dining improvements at 112 East
Northwest Highway.
WHEREAS, the Village Clerk is hereby authorized and directed to record a certified
copy of this Administrative Determination of an Amendment to the Planned Unit
PZ-18-24 HQ Residences 112 E. Northwest Highway, Minor PUD Amendment -Page 2 of 7
Development (Minor Change) and Exhibit "A" with the Recorder of Deeds of Cook County.
WHEREAS, this Administrative Determination shall be in full force and effect from
and after its passage, approval in the manner provided by law.
