WHEREAS, the Village of Mount Prospect ("Village") is an Illinois home rule
municipal corporation situated in Cook County; and
WHEREAS, the Village adopted the following ordinances ("the Ordinances"):
Ordinance No. 2278, An Ordinance Providing For The Planned Unit
Development of Properties Commonly Known as Huntington Estates, which
was passed and approved on December 22, 1970;
Ordinance No. 2344, An Ordinance Amending Ordinance No. 2278 And
Providing An Amended Site Plan For The Planned Unit Development of
Properties Commonly Known as Huntington Estates, which was passed and
approved on March 21, 1972;
Ordinance No. 2414, An Ordinance Amending Ordinance No. 2344 and
Ordinance No. 2278, Providing An Amended Site Plan For That Planned Unit
Development of Properties Commonly Known as Huntington Estates, which
was passed and approved on April 19, 1973;
Ordinance No. 2643, An Ordinance Granting Variations For Senior Citizen
Housing To Be Located Upon Huntington Commons, which was passed and

WHEREAS, Alec Lisec of Lisec Architects, the Petitioner representing Standard
Huntington Venture LP, the current owner of record of the Subject Property, petitioned for
an Amendment to the Planned Unit Development (Minor Change) to the Ordinances (Case
No. PZ-17-24) to allow for the following:
1. Installation of anew entry canopy that is structurally attached to the building at 571
Huntington Commons Road;
2. Restriping of the parking lot and front access drive and parking areas;
3. Installation of new accessible parking stall signage;
4. Installation of new accessible curb ramps at parking lot leading to rear building
entrances;
5. Installation of new re -worked barbeque patio at center rear of building with two new
barbecue grills, ping-pong table, catenary exterior lighting, picnic canopy seating,
benches, tables, and trash bin with associated new landscape materials;
6. Installation of new prefabricated bus shelter at rear of building fortenant ride sharing
and public transport;
7. Installation of new community raised container garden at the southwest corner of
site with associated new landscape materials;
8. Installation of new community patio seating area with canopy picnic seating,
benches, tables, trash bin and water fountain at center island between fire lane and
south parking area with associated new landscape materials and new bollard down -
lighting at pathways;
9. Installation of a new monument sign at north landscaped area in front of building
along Huntington Commons Road with new associated landscape materials;
selective repair of concrete walks;
10. Installation of new accessible curb ramps at existing sidewalks at north end of site
towards Huntington Commons Road; and
11. Miscellaneous repair and refurbishing of existing landscape materials.
WHEREAS, pursuant to Section 14.504(E)(2), Minor Changes, of the Village's Zoning
Ordinance which provides as follows:
Minor Changes: The Village Manager, after recommendation from the Community
Development Director, may approve changes in the planned unit development which
do not change the concept or intent of the development, without going through the

"preliminary approval" steps. "Minor changes" are defined as any change not defined
as a major change. Minor changes may include, but are not limited to, items like
revisions in landscape plans, building elevations or utility plans. The Village Manager
may also choose to schedule the minor change for review by the Village Board.
WHEREAS, Village staff recommends approval of the Administrative Amendment of
the Planned Unit Development, which consists of the following documents and conditions:
A. The final site plan titled "Site Geometric Plan", one (1) sheet, Sheet C-203, as
prepared by Gloger Engineers Limited and Lisec Architects, bearing the latest
revision date of 11 /7/2024;
B. The landscape plans, titled "Overall Site Plan", one (1) sheet, Sheet L101, "Site Plan
Enlargement", three (3) sheets, Sheets 1-102, L103 and 1-104, as prepared by Lisec
Architects, bearing the latest revision date of 12/18/2023;
C. The entry canopy drawings, titled "Entry Pavilion Plans, Section, Elevations", one (1)
sheet, Sheet A-1, as prepared by Lisec Architects, bearing the latest revision date of
10/14/2024;
D. The entry canopy shall blend in with the existing architectural style and color of the
existing building.
WHEREAS, on ��—� _f Y� , the Village Manager authorized such minor
change to the Ordinances to allow for the addition of an entry canopy at 571 Huntington
Commons Road and the aforementioned site improvements, at the Subject Property.
WHEREAS, the Village Clerk is hereby authorized and directed to record a certified
copy of this Administrative Determination of a Minor Amendment and Exhibit "A" with the
Recorder of Deeds of Cook County.
WHEREAS, this Administrative Determination shall be in full force and effect from
and after its passage, approval in the manner provided by law.

Development Director, may approve changes in the planned unit development which
do not change the concept or intent of the development, without going through the

"preliminary approval" steps. "Minor changes" are defined as any change not defined
as a major change. Minor changes may include, but are not limited to, items like
revisions in landscape plans, building elevations or utility plans. The Village Manager
may also choose to schedule the minor change for review by the Village Board.
WHEREAS, Village staff recommends approval of the Administrative Amendment of
the Planned Unit Development, which consists of the following documents and conditions:
A. The final site plan titled "Site Geometric Plan", one (1) sheet, Sheet C-203, as
prepared by Gloger Engineers Limited and Lisec Architects, bearing the latest
revision date of 11/7/2024;
B. The landscape plans, titled "Overall Site Plan", one (1) sheet, Sheet L101, "Site Plan
Enlargement", three (3) sheets, Sheets L102, L103 and L104, as prepared by Lisec
Architects, bearing the latest revision date of 12/18/2023;
C. The entry canopy drawings, titled "Entry Pavilion Plans, Section, Elevations", one (1)
sheet, Sheet A-1, as prepared by Lisec Architects, bearing the latest revision date of
10/14/2024;
D. The entry canopy shall blend in with the existing architectural style and color of the
existing building.
WHEREAS, onthe Village Manager authorized such minor
change to the Ordinances to allow for the addition of an entry canopy at 571 Huntington
Commons Road and the aforementioned site improvements, at the Subject Property.
WHEREAS, the Village Clerk is hereby authorized and directed to record a certified
copy of this Administrative Determination of a Minor Amendment and Exhibit "A" with the
Recorder of Deeds of Cook County.
WHEREAS, this Administrative Determination shall be in full force and effect from
and after its passage, approval in the manner provided by law.
