Installation of a new monument sign at north landscaped area in front of building along Huntington Commons Road with new associated landscape materials; selective repair of concrete walks; 10. Installation of new accessible curb ramps at existing sidewalks at north end of site towards Huntington Commons Road; and 11. Miscellaneous repair and refurbishing of existing landscape materials. WHEREAS, pursuant to Section 14.504(E)(2), Minor Changes, of the Village's Zoning Ordinance which provides as follows: Minor Changes: The Village Manager, after recommendation from the Community Development Director, may approve changes in the planned unit development which do not change the concept or intent of the development, without going through the PZ-17-24 Huntington Commons Canopy and Site Improvements, Minor PUD Amendment - Page 3 of 11 "preliminary approval" steps. "Minor changes" are defined as any change not defined as a major change. Minor changes may include, but are not limited to, items like revisions in landscape plans, building elevations or utility plans. The Village Manager may also choose to schedule the minor change for review by the Village Board. WHEREAS, Village staff recommends approval of the Administrative Amendment of the Planned Unit Development, which consists of the following documents and conditions: A. The final site plan titled "Site Geometric Plan", one (1) sheet, Sheet C-203, as prepared by Gloger Engineers Limited and Lisec Architects, bearing the latest revision date of 11 /7/2024; B. The landscape plans, titled "Overall Site Plan", one (1) sheet, Sheet L101, "Site Plan Enlargement", three (3) sheets, Sheets 1-102, L103 and 1-104, as prepared by Lisec Architects, bearing the latest revision date of 12/18/2023; C. The entry canopy drawings, titled "Entry Pavilion Plans, Section, Elevations", one (1) sheet, Sheet A-1, as prepared by Lisec Architects, bearing the latest revision date of 10/14/2024; D. The entry canopy shall blend in with the existing architectural style and color of the existing building.
