WHEREAS, the Village of Mount Prospect ("Village") is an Illinois home rule
municipal corporation situated in Cook County; and
WHEREAS, the Village adopted Ordinance No. 2700, An Ordinance Granting a
Special Use Permit in the Nature of a Planned Unit Development As Well As Certain
Variations For Property Located At 820-826 East Rand Road, Mount Prospect, Illinois,
which was passed and approved on March 1, 1977, and Ordinance No. 3506, An Ordinance
Approving and Authorizing A Special Use To Allow A Banquet Hall And An Additional
Freestanding Sign On Property Commonly Known As 828 East Rand Road In The Village Of
Mount Prospect, Illinois, which was passed and approved on April 3, 1985 ("the
Ordinances"), and which encompasses the following legally described property:
PARCEL A: That part of the Northwest quarter of the Southwest quarter of Section
35, Township 42 North, Range 11, East of the Third Principal Meridian, described as
follows: Commencing at the Southeast corner of the Northwest quarter of the
Southwest quarter of said Section 35; thence North on the East line of said
Northwest quarter of the Southwest quarter, a distance of 429.86 feet; thence West
on a line aforesaid, parallel with the South line of the Northwest quarter of the
Southwest quarter aforesaid, a distance of 526.77 feet to a place of beginning;
thence continuing West on a line parallel with the South line of the said Northwest

WHEREAS, Crystal Campos -Juarez of Thomas Architects, the Petitioner
representing Olive Event LLC, the current owner of record of the Subject Property,
petitioned for an Amendment to the Planned Unit Development (Minor Change) to the
PZ -04-24 Olive Palace Banquets Addition, Minor PUD Amendment - Page 2 of 8
Ordinances (Case No. PZ -04-24) to allow for an addition enclosing the existing covered
walk/canopy at the entrance of the building for additional pre -function space consisting of
approximately 693 square feet; and
WHEREAS, pursuant to Section 14.504(E)(2), Minor Changes, of the Village's Zoning
Ordinance which provides as follows:
2. Minor Changes: The Village Manager, after recommendation from the Community
Development Director, may approve changes in the planned unit development
which do not change the concept or intent of the development, without going
through the "preliminary approval" steps. "Minor changes" are defined as any
change not defined as a major change. Minor changes may include, but are not
limited to, items like revisions in landscape plans, building elevations or utility
plans. The Village Manager may also choose to schedule the minor change for
review by the Village Board.
WHEREAS, Village staff recommends approval of the Administrative Amendment of
the Planned Unit Development, which consists of the following documents and conditions:
A. The site plan, floor plans, and building elevations, titled "Olive Banquets Building
Addition", four (4) sheets, as prepared by Thomas Architects, bearing the latest
revision date of 6/7/2024, and as attached as Exhibit "A";
WHEREAS, on _ $ 15 2OZ4' , the Village Manager authorized such minor
change to the Ordinances to allow for an addition enclosing the existing covered
walk/canopy at the entrance of the building for additional pre -function space consisting of
approximately 693 square feet at 828 East Rand Road.
WHEREAS, the Village Clerk is hereby authorized and directed to record a certified
copy of this Ordinance and Exhibit "A" with the Recorder of Deeds of Cook County.
WHEREAS, this Ordinance shall be in full force and effect from and after its
passage, approval in the manner provided by law.
