RESOLUTION APPROVING FINDINGS OF FACT
RESOLUTION NO. R-08-21
WHEREAS, Richard and Adrienne Nudo filed an application for a variation to allow a rear yard setback
of nineteen feet, three inches (19'-3") for the property commonly known as 603 Go Wando Avenue in the
Village of Mount Prospect, Illinois; and
WHEREAS, the subject property is described as follows:
LOT 19 IN BLOCK 13 IN PROSPECT PARK COUNTRY CLUB SUBDIVISION, BEING A
SUBDIVISION OF THE SOUTHEAST 1/4 OF SECTION 11 AND THE SOUTH 15 ACRES OF THE
EAST 1/2 OF THE NORTHEAST 1/4 OF SECTION 11, TOWNSHIP 41 NORTH, RANGE 11 EAST OF
THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT OF SAID SUBDIVISION
RECORDED JULY 10, 1926 AS DOCUMENT 9335147, IN COOK COUNTY, ILLINOIS.
Property Index Number: 08-11-411-001-0000; and
WHEREAS, the Petitioner seeks a variation from the provisions of Section 14.1005.8 of the Village Code
of Mount Prospect, Illinois to allow a rear yard setback of nineteen feet, three inches (19'-3") to construct
an attached three car garage; and
WHEREAS, a public hearing was held on the variation request (designated as Case No. PZ -08-21) before
the Planning & Zoning Commission in the Village of Mount Prospect, Illinois on August 12, 2021 pursuant
to due and proper notice thereof published in the Journal & Topics Newspaper on July 28, 2021.
NOW, THEREFORE, the Planning & Zoning Commission does hereby grant a variation to allow a rear
yard setback of nineteen feet, three inches (19'-3") for an attached three car garage on the property
located at 603 Go Wando Avenue, as shown on the plans prepared by Baranski Hammer Moretta &
Sheehy dated June 30, 2021 and attached as Exhibit A.
Except for the variation granted herein, all other applicable Village of Mount Prospect, Illinois ordinances
and regulations shall remain in full force and effect as to the subject property.
PASSED AND APPROVED the 12' day of August, 2021 and effective five (5) days after this date, as
provided for by Section 5.504.E of the Mount Prospect Code.
