AN ORDINANCE GRANTING A SPECIAL USE AND
VARIATION FOR PROPERTY
COMMONLY K~OWNAS 1710 ESTATES DRIVE
WHEREAS, Dale and Michele Larson (hereinafter referred to as
Petitioners) have filed an application for a Special Use and
variation from Chapter 14 of the Village Code of Mount Prospect,
Illinois, for property commonly known as 1710 Estates Drive
(hereinafter referred to as Subject Property), legally described
as:
Lot 20 in Colonial Heights, being s subdivision of that
part of Lots 2, 4, 5 and 7 taken for a tract, in Owners
Division, being $ subdivision of the Southeast Quarter
(except the West Half of the Southwest Quarter thereof)
of Section 10, Township 41 North, Range 11, East of the
Third Principal Meridian in Cook County, Illinois
and
WHEREAS, Petitioners seek a Special Use permit, as provided in
Section 14.1101.C.8, to allow a garage designed to house more than
two vehicles and a variation from Section 14.3016 to allow a
driveway width of thirty-one feet (31'), rather than the permitted
21 feet; and
WHEREAS, a public hearing was held on the Special Use and variation
requested, being the subject of ZBA Case No. 31-SU-93 and ZBA 32-V-
93, before the Zoning Board of Appeals of the Village of Mount
Prospect on the 27th day of May, 1993, pursuant to due and proper
notice thereof published in the Mount Prospect Herald on the llth
day of May, 1993; and
WHEREAS, the Zoning Board of Appeals has submitted its findings and
recommendations to the President and Board of Trustees of the
Village of Mount Prospect and the President and Board of Trustees
of the Village have given further consideration to the Special Use
and being the subject of ZBA 31-SU-93 and the variation being the
subject of ZBA 32-V-93, and have determined that the best interests
of the Village of Mount Prospect would be served by granting said
requests.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
SECTION ONE: The recitals set forth hereinabove are incorporated
herein as findings of fact by the President and Board of Trustees
of the Village of Mount Prospect.
SECTION TWO: The President and Board of Trustees of the Village of
Mount Prospect hereby grant to the Subject Property a Special Use
to allow a garage designed to house more than two motor vehicles
and a variation from Section 14.3016 to a allow driveway width of
thirty-one feet (31') at the garage entrance, as shown on Exhibit
"A" attached hereto and hereby made a part hereof.
SECTION THREE: Except for the Special Use and variation granted

herein, all other applicable Village of Mount Prospect Ordinances
and regulations shall remain in full force and effect as to the
Subject Property.
SECTION FOUR: In accordance with the provisions of Section 14.604
of Chapter 14 of the Village Code, the variations granted herein
shall be null and void unless permits are issued and construction
begins within one (1) year from the date of passage of this
Ordinance.
SECTION FIVE: This Ordinance shall be in full force and effect
from and after its passage, approval and publication in pamphlet
form in the manner provided by law.
