AN ORDINANCE AMENDING THE OFFICIAL VILLAGE PLAN AND
PARTICULARLY ARTICLE II, SUBDIVISION REGULATIONS THEREOF
WHEREAS, The Plan Commission of the Village of Mount Prospect
has met and held a meeting for the purpose of considering the amendments
hereinafter set forth and have recommended the adoption of same to the
Board of Trustees of the Village of Mount Prospect.
AND WHEREAS, The President and Board of Trustees of the Village
of Mount Prospect considered it to the best interest of the Village that
same be adopted,
NOW THEREFORE, BE IT ORDAINED by the President and Board of
Trustees of the Village of Mount Prospect, Cook County, Illinois:
SECTION 1. That paragraph D, Section 5 of Article II of the
Official Village Plan is hereby amended by adding thereto the following,
except where the subdivider has complied with Section 2 of Ordinance 302
in which case the provisions of this paragraph shall be waived.
SECTION 2. That those portions of Section 6, Article II of the
Official Village Plan as refer to the dedications of lands for public use
is hereby amended to read as follows:
"DEDICATION OF LANDS FOR PUBLIC USE: The plat shall have
lettered upon it a Statement of Dedication for all land to
be dedicated for public use and there shall be attached
thereto a Torrens Certificate of Title or a Chicago Title
Policy Certificate of Ownership of lands so dedicated by
said plat."
SFCTION 3. That portion of Section 6 Article II of the Official
Village Plan referring to street widths shall be amended to read as
follows:
"Street widths: Section line streets shall be not less
than 100 ft. wide; half section line streets not less than
80 ft. wide, and secondary and residential streets not less
than 60 ft. wide.'
SECTION 4. That portion of Section 6 of Article II of the Official
Village Plan referring to Lot Depths are hereby amended to read as follows:
"Lot Depths: The minimum depth of lots shall be 120 feet.
No lots with double frontage (through lots) shall be platted."
SECTION 5. Those portions of Section 6 of Article II of the Official
Village Plan which refer to lot areas shall be amended tc read as follows:
"Lot Areas: The minimum lot area in the Subdivision lying
within the corporate limits shall conform to the lot area
requirements set forth in the Zoning Ordinance of the Village
of Mount Prospect.
Outside the Corporate limits of the Village the mInImum area
of each lot shall be not less than the minimum area specified
by the Zoning Ordinance of the County of Cook for the district
in which such lots are located.'
SECTION 6. Section 7 of Article II of the Official Village Plan IS
hereby amended to read as follows:

"Section 7 - Improvement of Roadway. The Subdivider shall
at his own expense improve all main thorofares with a
roadway of not less than 32 feet wide (back to back of curbs)
consisting of portland cement concrete pavements not less than
8" thick or paved with a w aterbound macadam base, a 1-
cushion and two inch bituminous concrete surface. All other
streets shall be 28 ft. wide and paved in like manner".
SECTION 7. That such portions of Section 8 of Article II of the
Official Village Plan as refer to sidewalks shall be amended to read as
follows:
"Sidewalk: Sidewalks must be provided through the entire
subdivision. Said sidewalks shall be constructed in one-
course concrete not less than 4 ft. wide and 4" thick
consisting of a mixture approved by the President and Board
of Trustees."
SECTION 8. That portion of Section 8 of Article II of the Official
Village Plan referring to street trees shall be amended by adding thereto
the following:
"The Subdivider shall deposit with the Village Treasurer a
sum of money sufficient to guarantee the installation and
cost of street trees as required. The rate per tree required
to be deposited shall be determined from time to time by
Resolution passed by the President and Board of Trustees."

SECTION 9. That portion of Section 8 of Article II of the Official
Village Plan referring to street name signs shall be amended by adding
thereto the following:
"The Subdivider shall deposit with the Village Treasurer a
sumof money sufficient to guarantee the installation and cost
of street signs as required. The rate per sign required to be
deposited shall be determined from time to time by Resolution
passed by the President and Board of Trustees."
SECTION 10. That portion of Section 8 of Article II of the Official
Village Plan referring to watermains shall be amended to read as follows:
"Water mains: The Hater System of the Village or a franchised
system shall be extended throughout the entire subdivision in
such manner that every lot in such subdivision may be serviced
by means of a house connection within its own frontage."
SECTION II. Violation Penalty. Whoever shall sell or offer for sale,
or lease for any time exceeding five years, any lot or block in the Village
of Mount Prospect, or any additions thereto, or any resubdivision of any lot
or block therein, before all of the requirements of this ordinance have been
complied with, shall be fined not less than $25.00 nor more than $200.00 for
each lot or block or a part thereof so disposed oft offered for sale or
leased,
SECTION 12. Effect. All ordinances, or parts of ordinances in
conflict with the provisions of this ordinance are hereby repealed. This
ordinance shall be in full force and effect from and after its passage,
approval and publication according to law.
