AN ORDINANCE AMENDING AND SUP~LEMENTING THE ZONING
ORDINANCE OF MOUNT ~ROS~ECT AND CREATING A NEW
SINGLE FAMILY RESIDENCE DISTRICT TO BE KNOWN
AS THE R-A DISTRICT, SINGLE FAMILY RESIDENCE
WHEREAS, the Board of Appea~s of the Village of Mount
Prospect, sitting as a zoning commission at a public hearing duly
held according to law (Appeal No. 62-27) considered the question
of amending and supplementing the Zoning Ordinances ef Mount
Prospeot, including the establishment of a new Single Family
Residence District to be known as the R-A Distriot, and
WHEREAS, a tentative ordinance was duly published in
the Mount Prospect Herald on the 30th day of August, 1962, pre-
ceding the meeting and in full accordance with the law, and
WB~REAS, the President and Board of Trustees of the
Village of Mount prospect, having considered the recommendation
of said Board of Appeals acting as a zoning commission, find and
believe that the adoption of said ordinance amending and supple-
menting the Zoning Ordinances of Mount Prospect so as to provide
for a new Single Family Residence District to be known as the R-A
District is desirable and to the best interests of the Village of
Mount Prospect,
NOW, THEREFORE, BE IT ORDAINED by the President and
Board of Trustees of the Village of Mount Prospect, Cook County,
Illinois:
Section 1. That an ordinance entitled "An ordinance
classifying, regulating and restricting the location of trades
and industries and the location of buildings designed for speci-
fied uses; regulating and limiting the height and bulk of build-
ings hereafter erected or altered, regulating and limiting the
intensity of the use of lot areas and regulating and determining
the area of yardS, courts and other open spaces within and sur-
rounding such buildings; establishing the boundaries of districts
for the said purposes; and prescribing penalties for the violation
of its provisions," passed and approved December ~. 1923, and
amendments thereto, and known as Ordinance No. 52, as amended by
an ordinance known and cited as the Zoning Ordinance of Mount
Prospect. passed and approved May 2, 1944, and as subsequently
amended to date hereof, be amended by adding to Section 3.Dl' the
following:
"R-A District - Bulk Regulations.

Minimum land area per dwelling unit, 7200 square feet.
Minimum front yard, 30 feet.
Minimum side yard, 5 feet.
Minimum rear yard, 25 teet.
Maximum height, 2~ feet.

To amend Section 3.01 thereof of the R-l District, Bulk Regula-
tions, to read as follows:

"R-l District - Bulk Regulations.
na. Minimum land area per dwelling unit, 8125 square
feet for inside lots and 9375 square feet for cor-
ner lots.
"b. Minimum front yard, 30 feet.
"c. Min~um side yard, 10 feet or 10 percent whichever
be the lesser.
"d. Minimum rear yard, 25 feet.
"e. Maximum height, 24 feet.
"f. Maximum FAR, .25
"The foregoing restrictions sha~l not restrict construc-
tion of single family residenees on platted lots o~ re-
cord as of date hereof provided lot areas shall not be
less than 7000 square feet and lot widths shall be at
least 50 feet."
To amend Section 3 thereof by inserting the following between the
R-l District, single Family Residence, and the R-2 District,
Duplex Residence:
"R-A District, Single Family Residence."
To amend paragraph 1 of Section 4 thereof to read as follows:
"1. Single family residence on inside lots of not le8S
than 8125 square feet; on oorner lots lot areas per re-
sidence shall be not less than 9375 square feet. Lot widths to
be 65 feet if inside lots and 75 feet if corner lots.;'As to lots
of record as of date hereof (see Section 3.01)."
To add thereto Section 4.1 to read as follows:
"section 4.l - R-A District. In the R-A District the
only uses which may hereafter be used are:
"1. Single Family Residence on a lot not less than 60
feet wide and 7200 square feet in area.
"2. All uses permitted in the R-l District.
"3. All uses excluded from the R-l District are also
excluded from R-a District."
seotion 2. That all provisions of the Zoning Ordinances
of Mount Prospect as heretofore designated in conflict with the
above are hereby repealed.
section 3. That this ordinance shall be in full force
and effect from the after its passage, approval and publication
according to law.
