AN ORDINANCE GRANTING A VARIATION FOR PROPERTIES
COMMONLY KNOVVN AS 950 NORTH ELMHURST ROAD AND
150 WEST RAND ROAD, MOUNT PROSPECT
WHEREAS, ALL PRO PARTNERS (hereinafter referred to as Petitioners) have filed an
application for a variation from Chapter 14 of the Village Code of Mount Prospect, Illinois,
for properties commonly known as 950 North Elmhurst Road and 150 West Rand Road
(hereinafter referred to as Subject Property), legally described as:
Lot 1 in Rand-Elmhurst Subdivision, being a Subdivision of part of the East
Half of the South West Quarter of Section 27, Township 42 North, Range 11,
East of the Third Principal Meridian, in the Village of Mount Prospect,
according to the plat thereof recorded December 18, 1968 as Document No.
20707569, in Cook County, Illinois; and
WHEREAS, Petitioners have submitted a request for a variation from Section 14.3012
of Chapter 14 to allow one hundred nine (109) parking spaces, instead of the minimum
required 132, to allow an office to occupy the entire building; and
WHEREAS, a public hearing was held on the variation requested, being the subject of
ZBA Case No. 62-V-93 before the Zoning Board of Appeals of the Village of Mount
Prospect on the 26th day of August, 1993, pursuant to due and proper notice thereof
published in the Mount Prospect Herald on the 10th day of August, 1993; and
WHEREAS, the Zoning Board of Appeals has submitted its findings and
recommendation to the President and Board of Trustees of the Village of Mount
Prospect and the President and Board of Trustees of the Village have given further
consideration to the variation requested and have determined that the same satisfies
the standards set forth in Section 14.605 of Article VI of Chapter 14 of the Village Code
and the Board of Trustees further find that it would be in the best interests of the
Village to grant the variation as specified herein.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
SECTION ONE: The recitals set forth hereinabove are incorporated herein as findings
of fact by the President and Board of Trustees of the Village of Mount Prospect.
SECTION TWO: The President and Board of Trustees of the Village of Mount Prospect
hereby grant to the Subject Property a variation from Section 14.3011 to allow one
hundred nine (109) parking spaces for the subject property consisting of offices, rather
that the required 132 spaces.
SECTION THREE: Except for the variation granted herein, all other applicable Village
of Mount Prospect Ordinances and regulations shall remain in full force and effect as
to the Subject Property.

SECTION FOUR: In accordance with the provisions of Section 14.604 of Chapter 14
of the Village Code, the variations granted herein shall be null and void unless permits
are issued and construction begins within one (1) year from the date of passage of this
Ordinance.
SECTION FIVE This Ordinance shall be in full force and effect from and after its
passage, approval and publication in pamphlet form in the manner provided by law.
