R-14-22 WHEREAS, Binh X Nguyen filed an application for a variation to the maximum floor area ratio regulation for the property commonly known as 907 Ardyce Lane in the Village of Mount Prospect, Illinois; and WHEREAS, the subject property is described as follows: LOT 33 WESTGATE GARDEN SUBDIVISION, BEING A SUBDIVISION OF PART OF THE NORTHEAST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 35, TOWNSHIP 42 NORTH, RANGE 11, EAST OF "THE THIRD PRINCIPAL MERIDIAN, ACCORDNG TO THE PLAT THEREOF REGISTERED IN THE OFFICE OF THE REGISTRAR OF TITLES OF COOK COUNTY, ILLNOIS ON JULY 27, 1976 AS DOCUMENT 2884063. Permanent Index Number: 03-35-309-024-0000; and WHEREAS, the Petitioner seeks a variation from the provisions of Section 14.1105 of the Village Code of Mount Prospect, Illinois to allow a maximum floor area ratio of .60; and WHEREAS, a public hearing was held on the variation request (designated as Case No. PZ -14-22) before the Planning & Zoning Commission in the Village of Mount Prospect, Illinois on July 14, 2022 pursuant to due and proper notice thereof published in the Journal & Topics Newspaper on June 29, 2022. NOW, THEREFORE, the Planning & Zoning Commission does hereby grant a variation to allow maximum floor area ratio of .60, as shown on the plans prepared by Capital Architects LLC, dated March 18, 2022 and attached as Exhibit A, subject to the following conditions: A. Compliance with all Development, Fire, Building, and other Village codes and regulations. B. Construction of the addition in general conformance with the plans prepared by Capital Architects LLC, dated March 18, 2022. Except for the variation granted herein, all other applicable Village of Mount Prospect, Illinois ordinances and regulations shall remain in full force and effect as to the subject property.
