RESOLUTION APPROVING FINDINGS OF FACT
RESOLUTION NO. R-06-22
WHEREAS, Frank J Mirandola & Julianne Mirandola filed an application for a variation to the maximum
lot coverage regulations for the property commonly known as 113 Prospect Manor Avenue in the Village
of Mount Prospect, Illinois; and
WHEREAS, the subject property is described as follows:
Lot 18 in the Block 18 in Prospect Manor, being a Subdivision of part of the South 3/4 of the West 1/2 of
the West 1/2 of Section 34, Township 42, Range 11, East of the Third Principal Meriden, as per plat thereof
recorded March 6, 1926, as Document 9199191, in the Cook County, Illinois.
Property Index Number: 03-34-318-005-0000; and
WHEREAS, the Petitioner seeks a variation from the provisions of Section 14.1005 of the Village Code
of Mount Prospect, Illinois to allow a maximum lot coverage of 52.1 %; and
WHEREAS, a public hearing was held on the variation request (designated as Case No. PZ -06-22) before
the Planning & Zoning Commission in the Village of Mount Prospect, Illinois on May 12, 2022 pursuant
to due and proper notice thereof published in the Journal & Topics Newspaper on April 27, 2022.
NOW, THEREFORE, the Planning & Zoning Commission does hereby grant a variation to allow
maximum lot coverage of 52.1 %, as shown on the plans prepared by the homeowner, dated April 22,
2022 and attached as Exhibit A, subject to the following condition:
A. Compliance with all Development, Fire, Building, and other Village codes and regulations.
Except for the variation granted herein, all other applicable Village of Mount Prospect, Illinois ordinances
and regulations shall remain in full force and effect as to the subject property.
PASSED AND APPROVED the 12th day of May, 2022 and effective five (5) days after this date, as
provided for by Section 5.504.E of the Mount Prospect Code.
