WHEREAS, the President and Beard of Trustees of the `pillage of
Mount Prospect have reviewed the matter herein and have
determined that the same is for the best interests of the Village
of Mount Prospect;
# THEREFORE, 111 BY THE PRESIDENT BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY,
SECTION ONE: That the variations authorized and granted in
SECTION TWO hereinbelow are conditioned upon and shall be
valid and effective only so long as:
A. The use of the subject property is for housing
for Senior Citizens, i.e., persons who have
attained the age of sixty --two ( 62 ) years-,
B. The construction of the subject property will
meet the requirements set forth by the Department
of Housing and Urban Development as well as
Section 8 of the "United Mates mousing .Act
of 1937", as amended;
C. The construction of the Senior Citizens facility
contemplated herein shall be located as shown on
the Site Flan attached hereto and hereby made a
part hereof as Exhibit I; with the maximum number
to two hundred fourteen (214) units comprised of
efficiency units, 1 -bedroom and 2 -bedroom units
laid out substantially the same as shown upon
the floor plans for such units, attached hereto
and hereby made aprt hereof as Exhibit II; and
that such units will be leased through a
twenty (20) year through forty (40) year agree-
ments with the Department of Housing and Urban
Development to persons at least sixty-two (62)
years old, or physically handicapped, pursuant

to the prospectus attached hereto and hereby
made a part hereof as exhibit III; and
D That the said variations granted in SECTION TWO
hereinbelow shall not run with the land, but shall
be limited to that period of time wherein the
subject property is owned., operated, and maintained
by KENROY, INC -3 the petitioner herein.

Mount Prospect as R-4 (Residential Development) District and
has been granted a special use in the nature of a ' Planned Unit
Development; which zoning classification and special use permit
shall remain in effect sub�ect to the following granted

A. That the inimum floor area for dwelling units
as set forth in subsection C of Section 14.1502
of the Zoning Ordinance of the Village of Mount
Prospect be reduced so as to allow a minimum
floor area of 572 sq. ft. to be located on the
above described property.
B. That the minimum parking requirement of the
Zoning Ordinance of the Village of Mount
Prospect be reduced so that the construction
of the building conte' mplated for the land
described above shall provide a mini mum
number of nine feet by nineteen feet (9, x 19')
parking spaces for automobiles equal to at
least one such parking space for each dwelling
unit constructed thereon.
SECTION THREE: That all the requirements of the Zoning Ordinance
of I the' lage of Mount Prospect be applicable except that
variation set out in SECTION TWO here-Inabove and any such

SECTION FOUR: That the Director of Building and Zoning of the

SECTION FIVL,:, That the variation granted by the brdinance shall
be, null End void and of no force and effect whatsoever unless an
application for a building permit pursuant to sucfa variation
is made and construction commenced within one (1),year of the
date said Ordinance becomes effective.
SECTION SIX: That the Village Clerk shall and he 'is hereby
authorized to record, at the petitioner's expense, a cert1fied
copy of this Ordinance with the Cook County Recorder of Deeds
and/or the Registrar of Titles of Cook County,,, Illinois.,

and effect from and after its passage, approval, and

DATE: June 4, 1976
At the request of the Mayor and Board of Trustees, I have
contacted Mr. Orton Keyes of the Illin f,
Local Government Affairs and a „ ged a meeting with him -
which meeting has been set fo 2:0C p.m., Wednesday, June 9th,
in the Trustees' Room at the �"illa e , eet .
Both Mr. Keyes°and myself would very much desire your presence.
If the Chairmen of the above Commissions cannot attend, we
would hope that an alternate, a member of the respective
Commission, would be present in his stead.
Because there are several pending senior citizen housing
projects, it is most important that there be good.attendance
at this meeting, so that the Village Board may be able to
take action at its June 15th meeting, on the issue of
establishing such an agency and thereby affect the developers'
financing, of these projects,
