AN ORDINANCE AMENDING MAP 46-N OF THE ZONING
ORDINANCE OF MOUNT PROSPECT
WHEREAS. the Zoning Board of Appeals of the Village of Mount Prospect did
conduct a Public Hearing under Case No. 46-Z-74, on December 19, 19749,
on a request for a zoning classification change from R-1 (Single Family Resi-
dential) District to B-3 (Business - Retail and Service) District of certain pro-
perty hereinafter described, and from R-1 (Single Family Residential) District
to B-4 (Business - Retail and Service) District of certain property hereinafter
described; and
WHEREAS, a notice of the aforesaid Public Hearing was made and published in
the manner provided by law; and
WHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did recom-
mend to the President and Board of Trustees of the Village of Mount Prospect that
the zoning changes requested in Case No. 46-Z-74 be granted; and
WHEREAS , the Building Committee of the Board of Trustees of the Village of Mount
Prospect did meet on February 12, 1975, and did review the aforesaid Case No.
46-Z-74, and has recommended to the Board of Trustees of the Village of Mount Pros-
pect that it concurs with the recommendation of the Zoning Board of Appeals with res-
pect to Case No. 46-Z-74; and
WHEREAS, the President and Board, of Trustees of the Village of Mount Prospect
have determined that the best interests of the Village of Mount Prospect will be
attained by the adoption of the following, Ordinance regarding the subject pro-
perty;
NOW 9 THEREFORE , BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
SECTION ONE: That Map 46-N of the Zoning Ordinance of the Village of Mount
Prospect . as amended, be and is hereby further amended by reclassifying from
R-1 (Single Family Residential) District to B-3 (Business - Retail and Service) Dis-
trict the following described property:
The South 75 feet of Lot "All in Woodview Manor, Unit No. 1
being a subdivision in the North Half (J) of the Northeast
Quarter (4) of Section 25, Township 42 North, Range 11 East
of the Third Principal Meridian, in Cook County, Illinois.
SECTION TWO: That Map 46-N of the Zoning Ordinance of the Village of Mount
Prospect, as amended . be and is hereby further amended by reclassil �riing from
R-=1 (Single Family Residential) District to B- 4 (Bus iiness - Retail, and Se rvi ce) Dis-
trict the following described property:
The North 140 feet of Lot "All in Woodview Manor, Unit No. 1,
being a subdivision in the North Half (1) of the Northeast Quar-
ter 0) of Section 25, Township 42 North, Range 11 East of the
Third Principal Meridian, in Cook County, Illinois.
SECTION THREE That Map 46-N contained in SECTION ONE of Ordinance No. 2410,
passed and approved March 20 t 1973, shall be deemed amended so as to conform with
the reclassification of the ,subject property herein contained in SECTION ONE and SEC-
TION TWO above.
SECTION FOUR: That this Ordinance shall be null and void and of no force and effect
whatsoever until after its passage, approval, publication, and such time as an accurate
plat resubdividing the subject parcels described in SECTION ONE and SECTION TWO
above is recorded with the Recorder of Deeds of Cook County,, Illinois, a copy of which
plat of subdivision shall be attached hereto and made a part hereof.

AN ORDINANCE GRANTING A REAR YEAR REQUIREMENT
VARIATION FOR PROPERTY LOCATED AT
720 EAST RAND ROAD, MOUNT PROSPECT, ILLINOIS
WHEREAS, the Zoning Board of Appeals of the Village of Mount Prospeft did meet
on the 19th day of December, 1974, at the hour of 8:00 P.M., at the Mount
Prospect Village Hall and did hear Case No. 45-V-74, pursuant to proper legal
notice- and
WHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did hear
this request to construct an addition to come within twelve feet six inches
(1216") of the rearmost lot line, instead of the required twenty feet (201) on
the property canonly, known as 720 East Rand Road., Mount Prospect, Illinois; and
WHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did
recommend to the President and Board of Trustees of the Village of Mount Prospect
the approval of this request under Case No. 45-V-74 for the reasons that:
(1) There is a practical difficulty and particular
hardship on the petitioner;
(2) The purpose of the variation is not based exclusively
upon a desire to make money;
(3) The granting of this variation will not be detrimental
to the public or injurious to surrounding property in
that it will not alter the essential -character of the
locality; and
WHEREAS,,, the Building Committeeof the Board of Trustees of the Village of Mount
Prospect did meet on February 12,., 1975, and did review the aforesaid Case
No. 45-V-74, and has recommended to the Board of Trustees of the Village of
Mount Prospect that it concurs with the.recommendatioTi-of the, -Zoning-- Board of
Appeals with respect to Case No. 45-V-74; and
WHEREAS, the President and Board of Trustees of the Village of Mount Prospect
have reviewed the matter herein and have determined that the same is in the
best interests of the Village of Mount Prospect;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BbARD OF TRUSTEES OF THE
VILLAGE OF MOUNT PRosPEcT, COOK COUNTY, ILLINOIS:
SECTION ONE: That the property being the subject matter of Case No. 45-V-74,
being legally described as follows:
That part of the Northeast Quarter -of the Southeast Quarter
lying Easterly of the center line of Rand'Road (except the
North, 220, feet as measured along the East line of that part
