AN ORDINANCE GRANTING A VARIATION TO THE MAXIMUM FRONT LOT COVERAGE
REQUIREMENT FOR PROPERTY LOCATED
AT 918 S. ELM STREET, MOUNT PROSPECT, ILLINOIS
WHEREAS, John Bouzas (Petitioner) has filed a petition for a variation to allow front yard coverage of 48.15%
for the property located at 918 S. Elm Street and legally described as:
LOT 16 IN THE GOLFHURST ESTATES, A SUBDIVISION OF PART OF LOT 16. EAST OF THE OWNER'S
SUBDIVISION OF SECTION 13, TOWNSHIP 41 NORTH, RANGE 11, EAST OF THE THIRD PRINCIPAL
MERIDIAN, ACCORDING TO PLAT THEREOF REGISTERED IN THE OFFICE OF THE REGISTRAR OF
TITLES OF COOK COUNTY, ILLINOIS, ON FEBRUARY 23,1956, AS DOCUMENT NO. 1652426, IN COOK
COUNTY, ILLINOS
Property Index Number 08-13-112-004-0000; and
WHEREAS, the "Petitioner" seeks a variation to allow a front yard coverage of 48.15% for the property
located at 918 S. Elm Street for the purpose of widening the existing driveway, as shown on the
Petitioner's Site Plan attached as Exhibit "A"; and
WHEREAS, a Public Hearing was held on the request for a Variation being the subject of PZ -25-20 before the
Planning and Zoning Commission of the Village of Mount Prospect on the 14th day of January 2021, pursuant
to proper legal notice having been published in Journal & Topics newspaper on the 30th day of December
2020; and
WHEREAS, the Planning and Zoning Commission has submitted its findings and recommendations to the
Mayor and Board of Trustees to approve of the request being the subject of PZ -25-20; and
WHEREAS, the Mayor and Board of Trustees of the Village of Mount Prospect have given consideration to the
request herein and have determined that the request meets the standards of the Village and that the granting
of variation to allow a front yard coverage of 48.15% would be in the best interest of the Village.
NOW, THEREFORE, BE IT ORDAINED BY THE MAYOR AND BOARD OF TRUSTEES OF THE VILLAGE
OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS ACTING IN THE EXERCISE OF THEIR HOME RULE

The recitals set forth hereinabove are incorporated as findings of fact by the Mayor and
Board of Trustees of the Village of Mount Prospect.
S l N : The Mayor and Board of Trustees of the Village of Mount Prospect do hereby grant a
Variation to allow a front yard coverage of 48.15% for the purpose of widening the existing driveway for the
property located at 918 S. Elm Street as shown on the Petitioner's site plan attached as Exhibit "A."
CIO THREE: The Village Clerk is hereby authorized and directed to record a certified copy of this
Ordinance and Exhibit "A" with the Recorder of Deeds of Cook County.
SECTION FOU This Ordinance shall be in full force and effect from and after its passage, approval and
publication in in the manner provided by law.
