AN ORDINANCE GRANTING A VARIATION FOR PROPERTY
LOCATED AT 505 GO WANDO AVENUF
WHEREAS, Thomas E. and Mary Kay Mc Mahon (hereinafter referred to as Petitioners)
have filed an application for a variation from Chapter 14 of the Village Code of Mount
Prospect, Illinois, for property commonly known as 505 Go Wando Avenue (hereinafter
referred to as Subject Property), legally described as:
Lot One in Block Ten in Prospect Park Country Club Subdivision being a
subdivision of the Southeast Quarter of Section 11 and the south 15 acres
of the East Half of the Northeast Quarter of Said 11, all in Township 41
North, Range 11, East of the Third Principal Meridian, according to the plat
thereof recorded as Document No. 9921665 in Cook County, Illinois;
and
WHEREAS, Petitioners seek the following:
1. A variation from Section 14.1005.B. 1 to allow a front yard setback of approximately
22.5 feet, instead of the minimum required 30 feet, in order to add an addition to
the existing garage.
2. A variation from Section 14.1005.B.1 to allow an interior side yard setbacks of
approximately 2 feet and 3.5 foot, instead of the minimum required 5 feet, in order
to construct a room addition and an addition to the existing garage.
WHEREAS, a public hearing was held on the variations requested being the subject of
ZBA Case No. 3-V-95 before the Zoning Board of Appeals of the Village of Mount
Prospect on the 23rd day of February, 1995, pursuant to due and proper notice thereof
published in the Mount Prospect Journal and Topics on the 8th day of February, 1995;
and
WHEREAS, the Zoning Board of Appeals has submitted its findings and recommendation
to the President and Board of Trustees of the Village of Mount Prospect and the
President and Board of Trustees of the Village have given further consideration to the
variations being the subject of ZBA 3-V-95 and have determined that the best interests
of the Village of Mount Prospect would be served by granting said variations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
SECTION ONE: The recitals set forth hereinabove are incorporated herein as findings
of fact by the President and Board of Trustees of the Village of Mount Prospect.
SECTION TWO: The President and Board of Trustees of the Village of Mount Prospect
hereby grant the following variations to the Subject Property:
1. A variation from Section 14.1005. B.1 to allow a front yard setback of approximately
22.5 feet, instead of the minimum required 30 feet, in order to add an addition to
the existing garage.
2. A variation from Section 14.1005.B.1 to allow interior side yard setbacks of
approximately 2 feet and 3.5 feet, instead of the minimum required 5 feet, in order
to construct a room addition to the house and an addition to the existing garage.

A copy of the site plan is attached hereto and hereby made a part hereof as Exhibit "A".
SECTION THREE: Except for the variations granted herein, all other applicable Village
of Mount Prospect Ordinances and regulations shall remain in full force and effect as to
the Subject Property.
SECTION FOUR: In accordance with the provisions of Section 14.604 of Chapter 14 of
the Village Code, the variations granted herein shall be null and void unless permits are
issued and construction begins within one (1) year from the date of passage of this
Ordinance.
SECTION FIVE: This Ordinance shall be in full force and effect from and after its
passage, approval and publication in pamphlet form in the manner provided by law.
