A RESOLUTION AUTHORIZING THE EXECUTION OF A
CERTAIN LEASE FOR COURT ROOM SPACE
BE IT RESOLVED BY THE MAYOR AND BOARD OF TRUSTEES OF THE VILLAGE
OF MOUNT PROSPECT. COOK COUNTY, ILLINOIS = ,

SECTION ONE: That, pursuant to the authority vested in the President and Board I
of Trustees of the Village of Mount Prospect under Article VII of the 1970 Constitu- !
tion of the State of Illinois, the Mayor (Village President) be and he is hereby au- i
thorized and directed to sign that certain "Office Lease" along with the rider attach/-
ed thereto on behalf of the Village of Mount Prospect, as Lessor -- which lease cont
templates granting the use of the Board Room located on the second floor of the PUbr
lic Safety Building at 112 East Northwest Highway, Mount Prospect, Illinois, to the I
County of Cook, as Lessee, for court room purposes on Monday s, Tuesday s, and i
Wednesdays, 7: 00 o'clock a.m. to 7: 00 o'clock p.m., along with the right for the i
Lessee to utilize hallways, stairways, and lavatories, ,etc. in common with the I
Lessor Village of Mount Prospect -- a copy of which lease is attached hereto and I
hereby made a part hereof as Exhibit A. I

1. Lessee shall pay Lessor or Lessor's agent as rent for the Premises the sum stated above, montl
in advance, until termination of this lease, at Lessor's address stated above or such other address as LesE
may designate in writing.
2. Lessor will at all reasonable hours during each day and evening, from October 1 to May 1 dud
the term, when required by the season, furnish at his own expense heat for the heating apparatus in
demised premises, except when prevented by accidents and unavoidable delays, provided, however, tr
the Lessor shall riot be held liable in-damages on account of any personal injury or loss occasioned by I
failure of the heating apparatus to heat the Premises sufficiently, by any leakage or breakage of the pip
by any defect in the electric wiring, elevator apparatus and service thereof, or by reason of any other defe
latent or patent, in, around or about the said building.
3. . Lessor will cause the halls, corridors and other parts of the building adjacent to the Premises
be lighted, cleaned and generally cared for, accidents and unavoidable delays excepted.
4. The rules and regulations at the end of this Lease constitute a part of this Lease. Lessee sh
observe and comply with them, and also with such further reasonable rules and regulations as may later
required by Lessor for the necessary, proper and orderly care of the Building in which Premises are locati:
5. Lessee shall neither sublet the Premises' or any part thereof nor assign this Lease norperr
by any act or default any transfer of Lessee's interest by operation of law, nor offer the Premises or a
part thereof for lease or sublease, nor petmit the use thereof fot any purpose other than as above mentiCine
without in each case the written consent of Lessor.
6. Lessee shall quit and surrender the Premises at the end of the term in as good condition as t
reasonable use thereof will permit, with all keys thereto, and shall not make any alterations in the Premi~
without the written consent of Lessor; and all alterations which may be made by either party hereto up'
the Premises, except movable furniture and fixtures put in at the expense of Lessee, shall be -the propel
of Lessor, and shall remain upon and be surrendered with the Premises as a part thereof at the terminati,
of this lease.
7. Lessee shall restore the Premises to Lessor, with glass of like kind and quality in the several doc
and windows thereof, entire and unbroken, as is now therein, and will not allow any waste of the water
misuse or neglect the water or light fixtures on the Premises, and will pay all damages to the Premises as w
as all other damage to other tenants of the Bu~ding, caused by such waste or misuse.

9. In the event of re-entry and removal of the articles found on the Premises as hereinbefore providl
the Lessee hereby authorizes and requests the Lessor to sell the same at public or private sale with or withe
notice, and the proceeds thereof, after paying the expenses of removal, storage and sale to apply towards t
rent reserved herein, rendering the overplus, if any, to Lessee upon demand.

RIDERTO LEASE::'DATED DECEMBER 28, 1976,
by and between VILLAGE OF MOUNT PROSPECT, a
Municipal Corporation, Lessor, and COUNTY OF
COOK, A Body Politic, Inc. .- Lessee. RE: 112 EAST
NORTHWEST HIGHWAY. MOUNT PROSPECT, ILLINOIS I
COMMENCING JANUARY 1, 1977, TO DECEMBER 31, 1981.
14. Lessor and Lessee herewitp agree notwithstanding any provisions herein
to the contrary that either the Lessee or the Lessor has the option to cancel this lease
upon ninety (90) days' written notice to the other party.
15. Lessor herewith agrees for and during tlJ.e term of this lease of the demised
premises to furnish the Lessee with heat, electrical energy, air conditioning, water, sno\
removal, and any and all major repairs either to the building or its plumbing, heating,
electrical and air conditioning equipment; provided, however, that Lessee shall pay the
water charges.
16. The Lessee during the term of this lease and any extensions or renewals
thereof shall indemnify and save harmless the Lessor from and against any and all claims
and demands whether for injuries to persons or loss of life, damage to property, or vio-
lation of civil rights, occurring within the demised premises and arising out of the use
and occupancy of said demised premises by the Lessee, excepting however such claims
and demands whether for injuries to persons or loss of life, or damage to property. cause
by acts or omissions of the Lessor. The Lessor during the term hereof shall indemnify
and'save harmless the L~ssee from and against any and all claims and demands whether
for injuries to persons or loss of life, or damage to property, arising out of acts of omis~
siohs of the Lessor or arising out of the Lessee's use of the Common Facilities (if any) as
defined in this lease.
