Representatives for the petitioner described the various aspects
of the proposed development* Much of the presentation was
oriented towards the proposed land use ,although explanations were
given ,supporting the various Development Code modification
requests. A general overview of the Construction was presented
which was supported by many drawings and other visuals.
The residents queried the petitioner's representatives about the
requested zoning change (from R-1 to B-4). as well as the various
uses and features of the proposed development, and offered their
objections or approvals, as they ,saw fit.

Mr. Velasco proposed a motion that the petitioner be granted a
variation from the sidewalk requirement on the south aide of Hill
,street; Mr. Kloster seconded. During the discussion many resi-
dents
esi-dents voiced opposition to the sidewalk construction. All Members
voted Aire and the Chairman declared the variation granted,
Mr. Velasco moved, and Mr. Bre itsameter seconded, that request
for variation of the street width and paving requirement be
approved, The: vote was one Aye and 5 Nay; the motion failed to
pass.
Mr. Velasco made a motion that a waiver be granted for the 16
trees required on the south side of Hill Street; it was .seconded
by Mr. McGovern, Since all members voted Aye,. the Chairman
declared the waiver granted,
The Chairman thanked the petitioner for a fine presentation and
also expressed the Commission's appreciation to the many resi-
dents
esidents who attended the meeting.
CHAPMAN RESUBDIVISION
Mr. Bob Moore, attorney for the petitioner, stated that they were
asking for a re ,subdivision of lot 3 into lots 1 & 2. He gave a
history of the property and noted that the irregular boundaries
of lot # 1 had previously been approved by this Commission. He
generally described proposed construction plans.
Mr. Kloster moved, and Mr. Borrelli ,seconded, that the re-
subdivision

subdivision be approved, as proposed, and that the chairman and
,Secretary be authorized to .sign the Plat. All members voted Aye
and Mr. Weibel stated that the motion had passed.
BUSSE DE'V'ELOPMENT, FOUR COLUMNS LTD.
The developer was asking that he be allowed to build within five
feet of the detention facility, and that the detention facility
side slope of 4 to 1 (instead of 6 to 1) be allowed.
The petitioner advised that this ,site will be used for two
industrial buildings; one a distribution, center; the other
headquarters for the Rosenow Hoofing Company. The subdivision had
been approved some time ago; they were now returning for
Development code modifications. A brier explanation of the
proposed construction necessitating the requested modifications
was then given,
The ,V`illage Engineer had recommended that the developer submit a
soil engineer's report and recommendation for the location, side
