ZBA 32-V--87, The Hoffman Group, Brentwood Subdivision (formerly Simonsen's Nursery) 2nd reading of AN ORDINANCE GRANTING SPECIFIED VARIATIONS FOR PROPERTY COMMONLY KNOWN]' AS BRENTWOOD SUBDIVISION This Ordinance grants variations for several lots in the subdivision to allow 10 foot rear yards instead of 25 feet and to allow a Floor Area Ratio of .365 instead of .35. The Zoning Board of Appeals recommended denying these requests by a unanimous vote. ( Exhibit A) 1v ZBA 23-A-87 and ZBA 24 -SU -87, 888 E. Northwest Hwy. 1st reading of AN ORDINANCE TO AMEND CHAPTER 14 ENTITLED "ZONING" OF THE VILLAGE CODE OF MOUNT PROSPECT, TO PROVIDE FOR CERTAIN CHANGES TO THE ZONING CODE This Ordinance grants a text amendment to permit an animal hospital as a Special Use in a B-3 District. (Exhibit B) C. 1st reading of AN ORDINANCE GRANTING A'SPECIAL USE FOR THE PROPERTY COMMONLY KNOWN AS 888 E. NORTHWEST HWY This Ordinance grants a Special Use to permit the Mt. Plaines Animal Hospital relocate in a larger facility. The Zoning Board of Appeals recommended granted of both of these requests by a vote of 4-0. (Exhibit C) D. ZBA 25-V-87, 1758 Tano Lane 1st reading of AN ORDINANCE GRANTING A VARIATION FOR CERTAIN PROPERTY COMMONLY KNOWN AS 1758 TANG LANE This Ordinance allows a garden shed one foot from the principal structure, and 1-1/2 feet from the interior lot line. The Zoning Board of Appeals voted to deny the requests by a vote of 1-3. (Exhibit D) E. ZBA 40-Z-87, 41-V-87, Harvest Home Partners 22 acre farm East of and adjoining Courtesy Home Center, Rand Road. The following Ordinances are for the requests regarding this case. The Zoning Board of Appeals recommended granting of the requests by votes of 4-0. Rand Road Fairway Rand Development The Petitioner in this case is requesting this 4.6 acre parcel to be re -zoned from R-1 to B-4 and a Special Use in the nature of a Planned Unit Development in order to construct a shopping center, The Zoning Board of Appeals recommended denial of the requests by a vote of 3-3. *B. Fairway Rand Plat of Subdivision. *C. Fairway Rand Development Code Modifications. The Plan Commission voted 6-0 to waive parkway tree requirement and sidewalk requirements. A vote of 1-5 denying a narrower pavement on Hill Street was given and the Commission voted 6-0 to grant the detention facility request. * The above three matters shall be continued to August 4, 1987,,, D.
