B. ,';Laza United: Petitioner requested development code
modifications to permit a building approximately 45 feet
from the detention facility and side slopes of 3.1. The
petitionerr, Mr. Tony DioMucci f was present and stated that
the request for the 3.1 in place of the 6.1 code requirement
was because there is insufficient space between the parking
lot and the east property line to provide detention area with
a 6.1 slope. However he would provide a concrete retaining
wall as suggested by the Village Engineer.
Ms. Wang expressed concern about the lack of landscapping,
however, even with a 3.1 slope retention area there is only
about five feet to the property line which leaves little room
for landscapping.
In view of the fact that the Village Engineer did not object
to the detention basin being 45 feet from a building rather
than the required 75 feet, Mr. Velasco moved for approval of
a variance allowing the retention area 45 feet from the building
and that the retention with 3.1 side slopes be allowed on con-
dition that retaining walls be installed around the entire
retention area. Mr. Boege seconded the motion. Thb, vote on
the motion was 6 ayes and 1 nay, The Chairman declared the
motion passed. Ms. Wang noted that she voted against the motion
because while she agreed that the concrete side walls eliminated
the maintenance problems they presented a bad appearance and a
disgrace to the Village.

Mr. Sims stated that the performance report
has been sent to HUD and he will give the
Commission an update on it at the next
meeting.
Mr. McGovern reported that the book part of
the plan has been completed and w1e should
now familiarize with the color map. The down -
down portion being developed by B.D.,D,.R.C,.
has not yet been incorporated with the plan.
Mr. Velasco commented that he had attended a
B.D.D.R.C. meeting andthat t-hey had- finished
the down fown portion and will get it to the
Plan Commission,. Also,, they ,,'suggested some
reference to the TIF program be included 'in
the comprehensive plan. Mr. McGovern: said he
would look into it.
