ORDINANCE NO. 2189
AN ORDINANCE MENDING SEarIONS 15 .AND 16 OF THE ZONING ORDINANCE OF
THE VILLAGE OF MOUNT PROSPEar
WHEREAS, the Plan Commission of the Village of M::'J1.mt~:Prospect held a Public
Hearing on June 20, 1969, at the hour of 8:00 P.M., in the Village Hall
pursuant to proper legal notice under Case No. 69-21P; and
WHEREAS, the Plan Commission recol1'1l11ended approval of the changes to
create an R;.4 Residential I:eveloprrent District and eliminate the R-4
Planned Residential I:eveloprrent District; and
WHEREAS, the Judiciary Committee of the Board of Trustees of the Village
of Mount Prospect on August 26, 1969, have reviewed the subject matter under
Case No. 69-21P; and have recormended to the President and Board of Trustees
concurrence with the said recol1'1l11endation of the Plan Commission; and
WHEREAS, the President and Board of Trustees of the Villap:e of fo.'bunt Prospect
concur in the Plan Commission's recormendation; and have deteI"IPlned that the
adoption of the sarre is in the best interest of the Village of :Mount Prospect;
and
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT JlJlJD BOARD OF TRUSTEES OF THE
VILLAGE OF MOUNT PROS PEar , COOK COUNTY, ILLINOIS:
SEarION ONE: IJ.'hat Sections 15 and 16 of the Mount Prospect Zoning Ordinance,
as arrended, be and is hereby further arrended by making certain mechanical
changes in order to create an R-4 Residential I:evelopment District, with ap-
propriate standards, so that the said Sections 15 and 16 shall hereafter be
and read as follows:
"SEarION 15. R-4 Residential Develooment District"

A. In the R-4 District the only uses 'i'lhich may hereafter be established a..""e:
1. Uses permitted in the R-3 Districts.
2. Apartment Buildings which rust neet the further
specifications found in Section 16.
B. In the R-4 District the following uses are specifically excluded:
1. Uses specifically excluded from the R-l District.
2. Group houses.
3. All others uses except uses accessory to those uses found in
paragraph (A) above.
"SEarION 16. R-4 District Standards.
Plans for R-4 Residential I:evelopment must comply with the follo'i'ling; zoning
regulations:
A. Ivlinimum Residential I:eve lopment .
1. No tract of land shall be zoned R-4 unless it shall consist of
at least 27,000 square feet of land area developed as a unit
under single ownership or control.
2. Said tract may be composed of one or more lots, provided that
no lot shall consist of less than 9,000 square feet of land area.
(a) . Should the said tract be divided into one or more
such lots, the developer shall submit a plat of resubdivision,
which must in turn receive the necessary approval provided for
by the Ordinances of the Village of r.10unt Prospect.
(b). A tentative subdivision plat drai'ID in accord with the
plan of developnent shall be submitted by the developer to the
Plan Commission for its approval.
(c). The proposed residential development rust be compatible
with the subject tract and its surrounding properties as welL
B. Minimum lot area per dwelling unit shall be dependent upon the square
foot size of the dwelling unit and the amount of streets available to the
public in accordance with the following table:

C. No dwelling unit shall contain a floor area of less than 600 sq. ft., and
no building shall have a floor area ration greater than .50.
D. f'.'linimum off-street parking shall be that of one and one-half parking
spaces per dwelling unit.
SECI'ION rr..,rO: That all other Ordinance or parts of Ordinances in conflict
hereWith are hereby repealed.
SEarION THREE: That the Ordinance shall be in full force and effect from
and after its passage, approval and publication in the manner provided
