Rand Road., in an amount not to exceed $124,200-00. Public Content Information Due to the unforeseen water seepage in the lower level of the new Fire Headquarters / Station 13 at 111 E. Rand Road'. some significant improvements had to be made to the building in order to prevent any future flooding. The Fire Department took occupancy of the building on April 15,, 2020,, and the seepage occurred a week later on April 22. While the building did have a history of taking some water prior to the Village purchasing the property,, these areas of concern were accounted for in the design and construction process to prevent any further issues from those sources. A more detailed description of the mitigation process over the last year is documented in the attached memos from Staff. As Nicholas & Associates and their subcontractors were still on-site making some minor adjustments and completing the final punch list, and they have the best knowledge of the existing building, they were directed by the Village Manager with the Mayor's support to proceed with the repair work immediately on a time and material basis. There were a number of unknowns heading into this process as the slab varied in thickness from 5" to 18" during the original construction process. That alone would make for a large range of cost variations during the repair process, so time and material was the best way to proceed. The scope of work for this change order work is as follows: • Remove existing slab around the east and south walls of the lower level. • Hand excavate to the bottom of the existing footing • Install a stone bed, perforated pvc pipe with silt sock, and backfill Install a new stormwater it, double pump system, and electrical control system to remove any underground water from the system • Install a HDPE dimple board against the existing foundation wall to provide a path for any future water to get to the new pipe • Drill in steel reinforcing and pour back a concrete slab • Frame in new wall studs and drywall https://go.boarddocs.com/il/vomp/Board.nsf/Private?open&login 1/2 6/3/2020 BoardDocs® Pro • Mud, tape, and paint new walls • Install wall covering to match the existing • Reinstall new and salvaged carpet and flooring throughout • Provide a thorough cleaning of the entire lower level, main stairwell, and elevator/lobby As of May 27th, all the demolition and excavation was complete, the pipe and HDPE board was installed, the drain tile system was installed and functioning, the pumps were in place and wired, and the concrete was poured back in. The work is about a week ahead of schedule from the initial estimates. In addition, Nicholas & Associates was able to provide a maximum cost for the entirety • the work, which is based • the time and material costs to datealong with guaranteed maximum pricing from the finish subcontractors to complete the restoration and get the building cleaned. Nick Papanicholas offered to supervise and manage this additional work without charge to help the Village keep the costs down. With this change order cost of $124.,200.00, the overall contract amount for Nicholas & Associates would total $8.,082,,200. Alternatives 1.
