AN ORDINANCE AMENDING MAP 23N OF THE VILLAGE OF MOUNT PROSPECT ZONING
ORDINANCE
WHEREAS, the Plan Commission of the Village of Mount Prospect heretofore
on April 17, 1970, did conduct a public hearing pursuant to proper legal
notice under Case No. 70-3P-l on a request to rezone certain property at
the northwest comer of Kensington and Rand Roads, hereinafter legally
described, from the R-X District (Single Family Residence) to the B-3
District (Business-Retail and Service); and
'WHEREAS, the Plan Corrrnission has determined that the zoning change in that
area would in no way be detrirrental to the Village of Mount Prospect and
has recormnended that the zoning change be granted; and
WHEREAS, the Judiciary Corrrnittee of the Board of Trustees of the Village
of Mount Pros~ect did rreet on July 23, 1970, and reviewed Case No. 70-3P-l
and have determined that said recormnendation of the Plan Corrrnission would
be in the best interests of the Village of Mount Prospect; and
WHEREAS, the President and Board of Trustees of the Village of Mount
Prospect have determined that the best interests of the Village of
Mount Prospect will be attained by the adoption of the Plan Cornmission
recormnendation in Case No. 70-3P-l regarding the subject property;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
SECTION ONE: 'Ihat Map 23N of the Zoning Ordinance of the Village of
Mount Prospect, as arnended,be and is hereby further amended by re-
classifying from R-X (Single Family Residence) District to B-3 (Business-
Retail and Service) District the following described property:
'Ihat part of the Southwest quarter of Section 27,
Township 42 North, Range 11, East of the 'Ihird
Principal Meridian, described as follows: Beginning
at a point in the center line of Rand Road, 407.55
feet Northwesterly from the point of intersection
of said center line of Rand Road with the East line
of said Southwest quarter of Section 27 aforesaid;
thence West on line parallel to the South line of
said Southwest quarter, 252.39 feet; thence South
on a line parallel to the East line of said South-
west quarter, 482.08 feet to the south line bf
Section 27 aforesaid (being also the center line
of Foundry Road); thence East on said South line
of Section 27 aforesaid, 378.06 feet to a point
175.51 feet West of the Southeast comer of the
South'trlest quarter of said Section 27; thence
North 365.71 feet to the ce~ter line of Rand Road;
thence Northwesterly on the center line of Rand
Road, 166~27 feet to the place of beginning... Also
'Ihat part of the Southwest quarter of Section 27
aforesaid, described as follows:

Cormnencing at the Southeast corner of the Southwest
quarter of said Section 27, running thence West on
South line of the Southwest quarter of said Section
27, 175.51 feet; thence North parallel with the East
line of the Southwest Quarter of Section 27 afore-
said, 365.71 feet to the center of Rand Road, thence
Southeasterly on the center line of Rand Road, 241.28
feet to the East line of the Southwest quarter of
Section 27; thence South on said East line of South-
west quart.er of Section 27, 196.10 feet to the place
of beginning, all in Cook County, Illinois.
SECTION TWO: 'Ihat this ordinance shall be in full force and effect
from and after the recording of a properly approved plat of re-
subdivision showing an additional seventeen (17) foot dedication for
Kensington Road, the removal of all nonconforming uses from the
sUbject property, and the passage, approval, and publication of this
ordinance in the manner provided by law.
