AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP WITH
RESPECT TO THE ZONING CERTAIN PROPERTY FROM
R-X TO R-1 (SINGLE FAMILY RESIDENCE DISTRICT)
(2225 West Lincoln Street)
WHEREAS, Errol Oztekin (hereinafter referred to as Petitioner), has filed an application
to rezone certain property generally located at 2225 West Lincoln Street (hereinafter
referred to as Subject Property), legally described as follows:
Lots 1, 2 and 3 in Pine Hill Subdivision being the East 215 Feet 6 and 1/4
inches of the North ~ of the East ~ of the Northwest 1/4 of the Northeast 1/4
of the Southwest 1/4 of Section 10, Township 41 North, Range 11, East of
the Third Principal Meridian, in Cook County, Illinois
WHEREAS, Petitioner has requested the Subject Property be rezoned from R-X (Single
Family Residence) District to R-1 (Single Family Residence) District; and
WHEREAS, a public hearing was held on the request for rezoning, being the subject of
ZBA Case No. 18-Z-97, before the Zoning Board of Appeals of the Village of Mount
Prospect on the 24th day of July, 1997 pursuant to due and proper notice thereof having
been published in the Mount Prospect Journal and Topics on the 4th day of July, 1997;
and
WHEREAS, in conjunction with the development of the Subject Property the Petitioner
realizes the property to the east of Lot 2 may become a non-conforming lot, therefore, in
order to accommodate future development, the Petitioner has agreed to execute a
Covenant, which Covenant shall be recorded with the Pine Hill Plat of Subdivision, to
guarantee the sale of the east 38 feet of Lot 2 at such time as the adjacent property owner
develops his property; and
WHEREAS, the Zoning Board of Appeals has submitted its findings and recommendation
to the President and Board of Trustees of the Village of Mount Prospect; and
WHEREAS, the President and Board of Trustees of the Village of Mount Prospect have
considered the request being the subject of ZBA 18-Z-97 and have determined that the
best interests of the Village of Mount Prospect would be served by granting said request
to rezone from R-X to R-1.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
SECTION ONE: That the recitals set forth hereinabove are incorporated herein as
findings of fact by the President and Board of Trustees of the Village of Mount Prospect.
SECTION TWO: The official zoning map of the Village of Mount Prospect, Illinois, as

amended, is hereby further amended by reclassifying the property being the subject of this
Ordinance from R-X to R-1 (Single Family Residence) District.
SECTION THREE: This Ordinance shall be in full force and effect from and after its
passage, approval and publication in pamphlet form in the manner provided by law.
