Elmhurst Avenue, subject to the conditions listed in the staff report. Public Content Information The Petitioner, Rich Bondarowicz of Park Terrace Mount Prospect, LLC, is seeking a variation to the fence height regulations to instal' an eight foot (8') tall fence at on the parcels located at 15-19 N. Elmhurst Avenue (The "Subject Property"). The Subject Property is located on the east side of R. Elmhurst Avenue between B5 Central Commercial District. Twelve (12) townhomes are currently under construction on the Subject Property. The Petitioner is seeking a variation from the maximum fence height regulation of six feet (6) in order to construct an eight foot (8') tall composite wood privacy fence along the northern, eastern, and southern property lines. The Petitioner states that a hardship exists due to the Subject Property being adjacent to a cemetery and post office. The twelve (12) dwelling units under construction will have a direct view of either the cemetery or post office. Further, the Petitioner states that the post office causes a large amount of noise due to regular truck deliveries. Staff has reviewed the Petitioner's variation request and finds unique conditions exist that are not generally applicable to other propert The property is adjacent to a large commercial operation. The facility generates a great amount of truck traffic and noise throughout th day. These issues were raised by potential buyers during pre -sale conversations. The height consistency of the proposed property will increase aesthetic appeal and mitigate noise from adjacent properties. The proposed variation will not impair or be injurious to the surrounding neighborhood. I iL. Based on these findings, Staff recommends that the Planning & Zoning Commission ado staff findings in the staff report as the findings of the Planning and Zoning Commission and approve the variation request.
