Information
The Petitioner, Magdalena Piekarska, is proposing to create a two lots of record out of one parcel. The project involves
subdividing 201 N. Westgate Road (the Subject Property)., dedicating easements for public utilities and drainage, and
demolishing the existing home. The proposed plat of subdivision creates two lots of record that meet the bulk
requirements of the R1 district. The zoning district for the Subject Property will remain R1 Single Family Residential.
The Village Comprehensive Plan designates the Subject Property as single family residential. Staff believes that the
proposed subdivision is not detrimental to the public welfare or injurious to other property or improvements in the
neighborhood. The proposed subdivision will comply with the Village's Zoning Code after the existing home is
demolished.
The Petitioner seeks to eventually construct two homes on the Subject Property. Building two homes
would conservatively generate more than $16f000 in annual property taxes on land currently generating only $2f504
in annual property taxes.

a. The existing home and driveway shall be demolished and removed within six (6) months after recording
of the plat, otherwise the plat shall be considered null and void.
Staff Recommendation
Staff finds that the proposed subdivision is consistent with the Village Comprehensive Plan and meets all applicable
requirements of the Village Code. Staff recommends that the Planning and Zoning Commission make a motion to
adopt staffs findings as the findings of the Planning and Zoning Commission and recommend approval of the plat of
subdivision with the recommended conditions to the Village Board.
